Gutter Cleaning for Wollaton Park homes
What fills a gutter here is moss and roof grit rather than leaves. The north pitch of a plain tiled roof sheds it in one go after a frost, and it packs into a low dam at the outlet of a long eaves run.
What comes out of a gutter here is not leaves. The roofs are plain tile and the north facing pitch on most of them carries moss thickly, so what fills the run is moss, the grit that washes off the tile surface with it and the black silt those two make together. It arrives in quantity after a frost, when the moss lets go in sheets and slides down the pitch all at once, and it packs at the outlet rather than floating along the run. Litter off the avenue trees is the second problem here and not the first. The houses are wide, so an eaves run is long, and everything in it travels toward whichever end the downpipe stands at.
Wollaton Park sits in NG8, under Nottingham City Council. On the practical side: Nearly every house has a drive, so a space is rarely the issue. Where a verge runs under the street trees we keep off it. The houses sit well back, so equipment comes a fair way in from the gate.
What we run into on Wollaton Park gutter cleaning jobs
A camera on the pole head earns its place here because the eaves detail hides the gutter completely. The bottom course of tiles oversails the fascia, so from the garden you cannot see into the run at all, and from a ladder you are looking along it rather than down into it. What the camera turns up most often is not a full gutter but a low dam at the outlet, an inch of packed silt with clear gutter either side of it, holding a couple of metres of standing water behind it. That is what sends water over the front edge in heavy rain while the gutter looks perfectly sound from the ground.
How a Wollaton Park gutter cleaning job actually runs
Access here is easier than it looks, and the constraint is planting rather than height. We work from the ground on a carbon fibre pole with a wet vacuum at the foot of it, so nothing leans on the render and nothing has to be footed on soft border soil, which matters at the back where the beds run right up to the wall. What the pole does need is room to be swung up, and a mature shrub or a tree close to the elevation means working from further out at a shallower angle. Mention a lean to, a porch canopy or a garage with its own low run when you book, because those are extra lengths rather than part of the main one. Debris is bagged and taken away rather than tipped into a border. On timing, the moss comes down after a hard frost and the avenue trees drop late, so a single visit in early October is nearly always too early to be the last one. Book after the leaves are down, and if you want two, take one in spring for the moss and one at the end of autumn.
Who books it here
One specification across the whole estate, so the fittings repeat from house to house: steel casement windows in the original openings, tiled fireplaces upstairs as well as down, rooms sized for furniture that is no longer made. What differs between two houses on an avenue is how much of it survived.
We run Wollaton Park on the same round as Wollaton, Lenton and Lenton Abbey.
What we check on every Wollaton Park job
Follow a blocked run down and the evidence is on the wall rather than in the gutter. Where a gutter has been overtopping for a season or two there is a green streak on the brick or the render below the joint, widest at the bottom, and the paint on the fascia behind it goes chalky and then starts to lift. The gutter face carries the other sign, those dark vertical stripes that people take for dirt and that are really a growth living on what washes over the edge. Detergent and dwell time take them off and pressure does not. The last place all this material ends up is the gully at the foot of the downpipe beside the path, which silts with moss and roof grit until it will not take a heavy shower and the water comes back up onto the paving.
What the gutter cleaning covers
A sample of what is included
- Clearing: Conservatory and lean-to gutters where they are reachable from the ground
- The camera: A look along every run before anything starts, so you know what is actually in there
- The camera: Anything we cannot clear is filmed and shown rather than described
- The camera: Worth having if you are a landlord, or simply not at the property that day
That is a sample rather than the whole list. The full gutter cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What gutter cleaning costs in Wollaton Park
Gutter clearing by ground based vacuum, at typical UK market rates by property type. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£70 to £120
Typical per visit in Wollaton Park. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per visit |
|---|---|
| Bungalow or single storey | £45 to £75 |
| Terraced house | £55 to £90 |
| Semi-detached | £70 to £120 |
| Detached | £100 to £180 |
| Three storey or townhouse | £140 to £220 |
| Priced by the metre instead | £4 to £12 per metre |
Gutters are quoted per visit, so a semi-detached cleared twice a year sits at roughly £140 to £240 a year. If a quote looks high against that, ask for the per metre rate instead: it shows whether the price was worked out from your actual run of guttering or from a glance at the front of the house.
Priced separately
| Extra | Typical cost |
|---|---|
| Conservatory gutter added to a visit | £30 to £50 |
| Downpipe unblocked, per pipe | £20 to £60 |
| External gutter wash, fascias and soffits | £40 to £80 |
| Gutter guards supplied and fitted, by others | £200 to £500 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
It is a semi and the gutter runs across both houses. What happens at the boundary?
The run is continuous, so a blockage over your neighbour's half backs water up onto yours and nothing you do on your own side will change that. The sensible answer is to ask them and have both halves done in one visit, which works out cheaper each than two separate ones. Where that is not possible we clear up to the party line and film the rest, so you have something to show them rather than a description.
The moss keeps coming off the roof. Can you deal with it at source?
Not on the roof itself. Nobody should be walking a tiled roof of this age to scrape moss off it, and the soft washing that treats growth needs equipment and cover we do not hold. What we can do is clear more often than average and put a second visit in the diary for late autumn, after the leaf fall rather than in the middle of it. If the roof covering itself is going, that wants a roofer's opinion and not ours.
We are not usually at home. How do we know what was actually in there?
The camera on the pole head is the answer to that and the reason we use one. You get a look along every run before anything starts and stills or footage once it is cleared, sent the same day rather than described to you over the phone. Anything we cannot clear is filmed as it stands rather than written up. If you are a landlord, that set of images is worth keeping with the other records for the property.
There are birds nesting under the eaves. Does that stop the job?
It stops that run while the nest is in use or being built, and there is no way round it. A nest in use is protected, so we do not disturb it and we will not clear a length that would bring it down. What we do instead is clear everything else, film the section left and put a date in the diary for after the season. Old nesting material from a previous year blocking a downpipe is a different matter and comes out.
Do you cover the whole of Wollaton Park?
Yes, all of NG8 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does gutter cleaning cost in Wollaton Park?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of storeys, the length of the run rather than the house type, and whether the downpipes are blocked as well. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start gutter cleaning in Wollaton Park?
Within a week or two, longer through October and November when everything comes down at once. Nearly every house has a drive, so a space is rarely the issue, and we group Wollaton Park with Wollaton, Lenton and Lenton Abbey on the rota.
