Gutter Cleaning for Lenton homes
Loft conversions put a rear dormer on a great many of these roofs, and the mineral grit washing off its felt silts the run underneath. At the front it is three full storeys of terrace under mature boulevard trees.
Height comes first here, because these terraces are genuinely three storeys and a good number carry a converted loft above that. A front gutter on a three storey elevation sits at the upper end of what a pole reaches, and the pavement is what it has to be reached from, since there is no verge and most of these houses have nothing in front of them. What is in the gutter differs front to back. At the front it is leaf, seed and twig off the mature street trees on the wider roads, arriving in quantity across about six weeks in autumn. At the back it is grit, and the grit has an obvious source once you have looked: the flat roof of a rear dormer, finished in mineral surfaced felt, draining into the run directly below it.
Lenton sits in NG7, under Nottingham City Council. On the practical side: Permit zones across much of Lenton and very little visitor parking. We factor it in, but a drive or a permit genuinely speeds the job up.
What we run into on Lenton gutter cleaning jobs
Mineral felt sheds its surface slowly and permanently, and on a dormer it sheds into one place. The flat top falls to a small outlet or simply over a drip edge into the main gutter, so every wet spell washes another dose of green or grey chippings into the same short length of run. That silt does not float out with the next downpour. It settles behind the joint below and builds a dam, and the first sign is water tracking down the rear brickwork rather than a gutter visibly overflowing. On the camera it is unmistakable, a band of chippings sitting proud of the gutter floor under the dormer and clear either side of it.
How a Lenton gutter cleaning job actually runs
Everything about this is decided from the ground, which is where the work stays. The front is a pavement with cars along it, so the pole is set back further than anyone would choose and a second person on the ground matters more than usual on a street that carries people to the hospital all day. The rear is worked from the yards, and on a three storey house with a back addition there are two roof planes to get past before the top run is in reach. Timing follows the tenancy rather than the weather. The sensible first slot is the void, when the property is empty and a landlord can say yes to a van on the same day, even though nothing has fallen off the trees yet. The second belongs in late November once they have finished, and booking both at once is the only way that second visit reliably happens. Where a landlord holds three or four houses in a row, doing them on one morning takes most of the setup out, because the poles and the machine come off the van once.
Who books it here
The most concentrated HMO stock in the city. Ovens and shared kitchens take the brunt of it, and check-out dates cluster into a fortnight, so book early or there is no slot left.
We run Lenton on the same round as Radford, The Park Estate and Beeston.
What we check on every Lenton job
The camera settles arguments a description never will. These runs are almost all half round plastic on a fascia that replaced the original timber, hung on brackets at fairly wide centres, and two things are worth filming beyond the debris. A union bracket with its seal displaced, which shows as a wet line down the outside face and a stain on the brickwork under it, and which is a roofing repair rather than anything a clearance fixes. And a length that has lost its fall, which shows as standing water still sitting there after everything has been vacuumed out, and which will hold silt again inside a season. At the foot of every downpipe the shoe and the gully beneath it get cleared and then flushed to prove flow, because a clear gutter above a blocked gully has moved the problem down the wall rather than solved it.
What the gutter cleaning covers
A sample of what is included
- The camera: A look along every run before anything starts, so you know what is actually in there
- The camera: Worth having if you are a landlord, or simply not at the property that day
- Washing and extras: Downpipe unblocking, rodded and then flushed through to prove it
- Clearing: Moss, leaf litter, roofing grit, silt and nesting material lifted out rather than pushed along the run
That is a sample rather than the whole list. The full gutter cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What gutter cleaning costs in Lenton
Gutter clearing by ground based vacuum, at typical UK market rates by property type. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£70 to £120
Typical per visit in Lenton. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per visit |
|---|---|
| Bungalow or single storey | £45 to £75 |
| Terraced house | £55 to £90 |
| Semi-detached | £70 to £120 |
| Detached | £100 to £180 |
| Three storey or townhouse | £140 to £220 |
| Priced by the metre instead | £4 to £12 per metre |
Gutters are quoted per visit, so a semi-detached cleared twice a year sits at roughly £140 to £240 a year. If a quote looks high against that, ask for the per metre rate instead: it shows whether the price was worked out from your actual run of guttering or from a glance at the front of the house.
Priced separately
| Extra | Typical cost |
|---|---|
| Conservatory gutter added to a visit | £30 to £50 |
| Downpipe unblocked, per pipe | £20 to £60 |
| External gutter wash, fascias and soffits | £40 to £80 |
| Gutter guards supplied and fitted, by others | £200 to £500 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
The house has a bay at the front. Does that have its own gutter?
Usually a short length of its own over the bay roof, discharging into a shoe or straight onto the main roof covering below the first floor window. It is the run nobody has ever looked into, it is small enough to block on a single autumn, and when it does the water comes off the front of the bay onto the brickwork rather than into a downpipe. We film it along with everything else.
Would a gutter guard be worth fitting under those trees?
We do not supply or fit them, and under a mature street tree the honest answer is mixed. Mesh keeps whole leaves out and then blinds over with fine seed and the grit off a felt roof, at which point water runs over the top of a gutter that looks clear from the ground. Where guards are already fitted we lift them, clear underneath and put them back.
The tenants are in. Do we need to tell them?
Tell them, though nothing needs to happen inside. Everything is done from ground level, so no ladder goes against the house and nobody comes through the property. What they do need to know is that a rear yard has to be reachable and clear of bins for the morning, and that a wet noise against a bedroom window at eight is us and not a leak.
Water is coming down the back wall. Is clearing the gutter going to stop it?
Often, and we will show you before and after so you can judge. What clearing does not fix is a split joint, a bracket letting go or a run that no longer falls to the outlet, and all three produce exactly the same stain on brickwork. Damp already inside the back bedroom wall is a separate matter again and needs drying out once the source above it has actually stopped.
Do you cover the whole of Lenton?
Yes, all of NG7 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does gutter cleaning cost in Lenton?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of storeys, the length of the run rather than the house type, and whether the downpipes are blocked as well. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start gutter cleaning in Lenton?
Within a week or two, longer through October and November when everything comes down at once. Permit zones across much of Lenton and very little visitor parking, and we group Lenton with Radford, The Park Estate and Beeston on the rota.
