Window Cleaning for The Meadows homes
Ground floor glass sits at head height beside a footpath the estate walks past all day, so it shows fingermarks a week after it is done. Frames on the north face of a block grow a green film from the damp air off the river.
Two things put windows on the regular list here rather than the occasional one. The first is the lack of height. On the walkway frontages the living room glass is a stride from a footpath the whole estate uses, so it picks up hand marks, splash off the paving and whatever the weather lifts from it. The second is the river. Damp air off the Trent and shade on the north side of a block grow a green film on the frames and the gaskets long before the glass itself looks poor. The compensation is that almost nothing here is tall, so a whole house is reachable off a water fed pole from ground level, and the interiors are the part worth booking properly.
The Meadows sits in NG2, under Nottingham City Council. The housing here is mostly low-rise redevelopment from the 1970s and 1980s, laid out around pedestrian walkways and rear parking courts, with older terraces surviving toward Queens Drive and flats and maisonettes near Bridgeway, and that is what shapes this job more than the floor area does.
What we run into on The Meadows window cleaning jobs
The replacement units on this stock nearly all have trickle vents in the head of the frame, and they are the part everybody skips. The flap sits in the airflow, so it gathers a dark greasy line of soot and dust which then washes down the pane in the first heavy rain and streaks a window that was clean the day before. Opening the vent and cleaning inside it takes seconds and stops that happening. The rubber gaskets around the glass are the other one: a soft brush along them lifts growth out of the corner, where a cloth only polishes over the top of it.
How a The Meadows window cleaning job actually runs
The front and the back of a house here get dirty in completely different ways, and it is worth knowing which one bothers you. The walkway elevation faces a footpath, so it collects handprints, splash off the paving and whatever the weather throws at it. The rear elevation faces the parking court, and that is a different soil entirely: a thin oily film off vehicles, brake dust and the spray thrown up when a car pulls in during wet weather. It sits low on the glass and on the sills, and it does not simply rinse away the way footpath dirt does. Toward Queens Drive the surviving Victorian terraces bring a third set of problems again, with sashes, deeper reveals and bay windows whose ledges and returns take as long as the glass itself. Most rounds down here end up covering the front more often than the back, which is fine so long as the back is not forgotten entirely. If you only ever book one elevation, book the one you actually sit and look out of, and put the other on a longer interval rather than dropping it altogether.
Who books it here
The local reference points are Victoria Embankment, the Bridgeway Centre, Queen's Walk, Meadow Lane and the suspension bridge, which is usually enough for us to find a property without a postcode lookup.
We run The Meadows on the same round as Nottingham City Centre, Wilford and West Bridgford.
What we check on every The Meadows job
Road film is the reason a rear window sometimes looks worse after a rinse than before it. Pure water works by dissolving and carrying soil away, which is exactly right for dust and rain marks, and it struggles with a greasy deposit that needs breaking down first. On court facing glass we detergent the pane, agitate it properly and only then rinse, otherwise the film smears into an even haze that shows the moment the sun is low. Sills and the underside of the frame want the same treatment, because that is where the heaviest deposit sits. On the older terraces the meeting rail of a sash is the equivalent blind spot: the point where the two sashes overlap never gets touched by rain, so it holds years of deposit that has to be worked out rather than washed off with the rest of the frame.
What the window cleaning covers
A sample of what is included
- Also: Commercial frontages on a weekly or fortnightly rota
- Interior: Edges detailed with a dry microfibre
- Exterior: Glass, frames and sills cleaned together
- Also: Conservatory roofs and glazing
That is a sample rather than the whole list. The full window cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What window cleaning costs in The Meadows
Exterior glass on a rota. Interiors are charged separately and need access. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£15 to £28
Typical per visit in The Meadows. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per visit |
|---|---|
| Terraced house | £12 to £20 |
| Semi-detached | £15 to £28 |
| Detached | £25 to £45 |
| Interiors, added to a visit | Roughly half again |
| Commercial frontage | Quoted on frequency |
The first clean of glass that has been left costs more than the ones after it, which is why a rota works out cheaper than an annual rescue.
Priced separately
| Extra | Typical cost |
|---|---|
| Conservatory roof | Quoted after seeing it |
| First clean of neglected glass | Higher than the rota price |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
How often should a house on a walkway have the outside done?
A shorter interval than usual, and six to eight weeks is where most people here land. Glass beside a footpath gets touched, splashed and brushed past all day, so it shows sooner than the same window set back behind a garden. Twice a year on the insides is a reasonable baseline, and it is worth timing one of those for late autumn, because the short days are when you notice how little light is getting through.
Who cleans the glass in a shared stairwell?
Whoever manages the block, meaning its owner or their appointed agent rather than any individual flat. We can quote a block if whoever is responsible for it asks us to, and it is normally straightforward work, since the glazing is fixed and at low level. What we cannot do is clean a shared stairwell on one leaseholder's instruction, because it is not theirs to hand over and a service charge is probably already covering it.
Do we need to move the car out of the parking court?
It helps, but it is not usually essential. Working a pole over a vehicle parked hard against the wall means we cannot get the angle on the lower panes and there is a real risk of drips on the paintwork, which is nobody's idea of a good result. If you can move it for half an hour on the day, do. If not, tell us and we will work the elevation in an order that leaves those panes until the space clears.
We have original sash windows on the Queens Drive side. Are they a problem?
Not a problem, just slower, and worth flagging when you book. Sashes have more timber, deeper reveals and a meeting rail that traps dirt where rain never reaches, so the frames take longer than the glass. Older glazing putty also does not appreciate being scraped, so we work more gently around the edges. If any of the sashes are painted shut or the cords have gone, say so, because we will not force one open.
Do you cover the whole of The Meadows?
Yes, all of NG2 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does window cleaning cost in The Meadows?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of windows, how many storeys, and whether interiors are included with the exterior rota. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start window cleaning in The Meadows?
Within a fortnight to join the rota, and the first clean of neglected glass takes longer than the ones after it. Park in the rear court and walk round, because the road the address belongs to and the door you knock on are often on opposite sides of the block, and we group The Meadows with Nottingham City Centre, Wilford and West Bridgford on the rota.
