Window Cleaning for Compton Acres homes
Estate glazing of this vintage carries bars or leaded panels in the top lights, which multiplies the edges and the drying time. The white frames have chalked with age, and that bloom transfers onto the cloth unless it comes off before the glass.
The glazing on this estate has a signature and it sets the time on the round. Windows of this build period nearly always carry a decorative top light, either a leaded panel or bars dividing the upper pane into small squares. Every bar is two more edges to draw the water off and another line for it to run back down, so a house with them takes noticeably longer than the identical house without. The frames are the second thing. Thirty years of sun on white plastic leaves a chalky bloom, and if that is not taken off first it lifts onto the cloth and runs straight down the pane that was just finished. Most of the glazed area, and most of the doors, are at the back.
Compton Acres sits in NG2, under Rushcliffe Borough Council. The housing here is mostly detached and link detached houses put up as a single scheme through the late 1980s and 1990s, four and five bedrooms, brick with integral or attached garages, open lawns and no front walls, and that is what shapes this job more than the floor area does.
What we run into on Compton Acres window cleaning jobs
The front elevation is treated as the easy half and is usually the dirtier one. With no wall, hedge or gate, the lawn runs to the pavement and the ground floor windows sit two or three paces from mown grass. A rotary mower throws clippings and dry soil at about that height, so a wide lounge window picks up a fine green film across its bottom third within a day of a cut, and it dries hard. It lifts easily off a pole and returns on the same cycle, which is why a shorter interval through the growing season beats more effort on each visit. Cills and ledges catch the same throw and are done before the glass.
How a Compton Acres window cleaning job actually runs
The back of the house is the whole scheduling problem on this estate. Most of the glass is at the rear, and the way in is a side gate that is often bolted from the garden side, so the round runs on knowing which houses can be reached with nobody home and which cannot. Where a gate stays locked, the sensible arrangement is either a bolt that can be reached over the top or a note that the back is done on a different visit, settled once rather than discussed on every call. What is behind the gate then decides the method. A conservatory, a lean to porch or a low extension roof means a ladder cannot be footed anywhere useful, and planted borders and sloping ground make that worse, so the work is done from the ground with a pole and purified water. That reaches the upstairs glass on a house of this height comfortably, and it also means no ladder is ever leaned against a plastic gutter or a conservatory frame.
Who books it here
The local reference points are the tram stop on the Clifton line, the shopping centre parade and Becket School, which is usually enough for us to find a property without a postcode lookup.
We run Compton Acres on the same round as West Bridgford, Edwalton and Gamston.
What we check on every Compton Acres job
Ground floor glass at the back carries a mark that has nothing to do with how often it is cleaned. Rain striking a patio or a paved border bounces back up as a fine spray carrying soil with it, and it lands as a gritty band across the bottom of the pane and along the cill. It is heaviest where paving runs right up to the wall, which on these houses is most of the rear elevation, and it returns within one heavy shower of the glass being done. The track of a sliding patio door is the other place. It sits at the same height, collects the same grit, and holds it in a channel whose drainage holes block, so water stands in the track and dries as a chalky line. That track is brushed and vacuumed before any water goes near it, or the grit turns to slurry and gets pushed into the corners where nothing lifts it.
What the window cleaning covers
A sample of what is included
- Interior: Frame, sill and track dusted and vacuumed first, so you are not making mud
- Also: Commercial frontages on a weekly or fortnightly rota
- Interior: Edges detailed with a dry microfibre
- Exterior: Glass, frames and sills cleaned together
That is a sample rather than the whole list. The full window cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What window cleaning costs in Compton Acres
Exterior glass on a rota. Interiors are charged separately and need access. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£15 to £28
Typical per visit in Compton Acres. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per visit |
|---|---|
| Terraced house | £12 to £20 |
| Semi-detached | £15 to £28 |
| Detached | £25 to £45 |
| Interiors, added to a visit | Roughly half again |
| Commercial frontage | Quoted on frequency |
The first clean of glass that has been left costs more than the ones after it, which is why a rota works out cheaper than an annual rescue.
Priced separately
| Extra | Typical cost |
|---|---|
| Conservatory roof | Quoted after seeing it |
| First clean of neglected glass | Higher than the rota price |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
The leaded top panes always streak even when the rest looks fine.
That is the leadwork rather than the technique. Water sits against the raised lead and then runs off after the pane has been finished, taking a line of dissolved solids down the glass with it. The answer is order and rinsing: the top light is done first, the whole pane is rinsed with pure water so there is nothing left in the water to dry into a mark, and the frame edge is cleared last so nothing is held there waiting to run.
The white frames have gone yellow and chalky. Can you bring them back?
Partly. The chalky bloom is oxidised surface plastic and it comes off with the right cleaner, which usually makes a visible difference on its own. The yellowing underneath is the plastic itself changed by ultraviolet all the way through, and nothing cleans that out. We will clean the frames, tell you honestly how much of it was surface, and stop rather than keep scrubbing, because abrasives take the remaining surface off and leave it going chalky faster than before.
We have a dog in the garden. What do you do?
Tell us and we will work with it rather than around it. The usual arrangement is that the back gets done on a day the dog is indoors, or that we call from the gate instead of opening it, because a gate opened by somebody a dog does not know is how a dog ends up on the road. We would sooner leave the back until the next visit than take that risk, and we always shut a gate behind us and check that it has caught.
You cleaned them and it rained the next day. Are they ruined?
Clean rain on clean glass dries clear, which is why purified water cleaning ends with the pane rinsed and left to dry rather than wiped. What spoils a window is dirt still sitting on the frame or the cill being washed down across it, so those get cleared as part of the job. If a shower brings dust down and the glass genuinely looks worse than when we left it, say so and we will come and look, because that is a fault in the work rather than the weather.
Do you cover the whole of Compton Acres?
Yes, all of NG2 and the surrounding streets, under Rushcliffe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does window cleaning cost in Compton Acres?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of windows, how many storeys, and whether interiors are included with the exterior rota. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start window cleaning in Compton Acres?
Within a fortnight to join the rota, and the first clean of neglected glass takes longer than the ones after it. Short block paved drives open onto the pavement, so the van gets clear of the road easily, and we group Compton Acres with West Bridgford, Edwalton and Gamston on the rota.
