Window Cleaning for Edwalton homes
Deep front gardens and gravel drives mean the pole reaches across ground the van cannot get near. Through summer the film is seed and dry soil off mown ground rather than road traffic, and it comes back within a week of a cut.
Two things make this round different from a street of terraces. The first is distance. Deep front gardens, wide verges and gravel drives mean the pole is working across ground the van cannot get near, and on the larger detached houses the rear elevation sits behind a locked side gate, so somebody has to be in or the gate has to be left open by arrangement. The second is what actually lands on the glass. Away from Melton Road there is very little traffic film, and what builds instead through spring and summer is a fine deposit off mown grass and open ground: seed, pollen and dry soil, which binds differently and returns within a week of a cut. The interval here is set by the season more than by a fixed number of weeks.
Edwalton sits in NG12, under Rushcliffe Borough Council. The housing here is mostly large interwar detached houses along Melton Road, 1960s and 1970s estates of four and five bedroom detached properties, a small old village core, and new estates on the southern edge, and that is what shapes this job more than the floor area does.
What we run into on Edwalton window cleaning jobs
The 1960s and 1970s houses have a full height glazed panel beside the front door and picture windows front and back, which is a lot of uninterrupted glass and shows every miss. Those want one continuous squeegee pass rather than a patched one. Gravel is the practical problem. Water running off a large pane hits the drive and splashes grit back up onto the bottom of the glass, so we work top down and finish the lowest run last. Drainage slots in the frames fill with seed and moss on the shaded elevations, and a blocked slot pools water inside the frame until it finds a way through to the reveal.
How an Edwalton window cleaning job actually runs
The glass on these houses is not all in the walls. Rear extensions here almost always went in with a roof lantern or a run of flat rooflights, conservatories and orangeries are common on the older properties, and none of that is touched by a round that only does elevations. Roof glass is booked separately, because it needs a longer pole, dry footing and somebody prepared to work off the ground on the taller houses. Frequency is different too, since a lantern looks worse sooner: you see it against the sky from directly underneath. The newer estates bring the other access issue, which is height. Three storey townhouses with a bedroom in the roof put the top row of glass beyond a standard pole, and the gardens are small enough that there is nowhere to stand back from them. Internal glass is worth deciding at the start rather than later, because the inside of a lantern or a full height stairwell pane needs somebody in and a different set of kit again.
Who books it here
The local reference points are Edwalton Golf Course, Sharphill Wood, the Melton Road shops and the Wheatcroft garden centre, which is usually enough for us to find a property without a postcode lookup.
We run Edwalton on the same round as West Bridgford, Gamston and Ruddington.
What we check on every Edwalton job
The interwar houses have leaded lights or astragal bars in the front bays, and they are the slowest glass on the round. Each small pane holds water along the bottom of its own bar, so a single squeegee pass that would finish a picture window leaves a row of drips that run down the glass as it dries. They want a smaller blade, a detail pass along every bar, and a separate cloth for the lead itself, which oxidises and puts a grey smear on the glass if it is wiped with the same cloth used everywhere else. The other feature of this round is trees. Front gardens with a mature lime or a birch overhanging the drive produce sticky honeydew that dries hard onto the pane and holds dust, and that is not a rinse job. It needs contact and a little dwell before pure water goes anywhere near it.
What the window cleaning covers
A sample of what is included
- Interior: Glass washed, squeegeed in a single continuous pass and buffed dry
- Exterior: Water-fed pole system using purified water, reaching up to four storeys
- Interior: Internal glazed doors, mirrors and glass partitions
- Exterior: No ladders, so no access needed through the house in most cases
That is a sample rather than the whole list. The full window cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What window cleaning costs in Edwalton
Exterior glass on a rota. Interiors are charged separately and need access. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£15 to £28
Typical per visit in Edwalton. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per visit |
|---|---|
| Terraced house | £12 to £20 |
| Semi-detached | £15 to £28 |
| Detached | £25 to £45 |
| Interiors, added to a visit | Roughly half again |
| Commercial frontage | Quoted on frequency |
The first clean of glass that has been left costs more than the ones after it, which is why a rota works out cheaper than an annual rescue.
Priced separately
| Extra | Typical cost |
|---|---|
| Conservatory roof | Quoted after seeing it |
| First clean of neglected glass | Higher than the rota price |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
Do you need to get into the back garden?
For the rear elevation, yes. Most of these houses have a locked side gate and a back garden that cannot be reached any other way, so either somebody is in, the gate is left unbolted on the day, or we agree a code for it. Tell us which one, because a wasted trip means the rear glass waits until the next visit and the front sits there looking freshly done beside it.
Why does the glass go off so quickly in summer here?
Because it is not really dirt in the way road film is. Cut grass, seed and pollen off open ground land on the pane dry, then the first dew binds them onto it, and a warm settled spell can undo a clean within days of a mow nearby. It lifts off easily with purified water, so the sensible answer through the summer is a shorter interval rather than more effort on each visit.
Can you do the conservatory roof as well?
Yes, as a separate item rather than folded into the round, because it takes longer than the rest of the house put together. Polycarbonate and glass both need working carefully, the aluminium bars between the panels hold green growth, and the gutters around the perimeter fill with leaves and stop the roof draining properly. It is worth doing at the end of autumn once the trees are bare, rather than in spring when everything you clear lands straight back on it.
Do you clean the frames and sills or just the glass?
Frames and sills go with every clean, because purified water running down a dirty frame puts the dirt straight back onto glass you have just finished. What sits outside that is the periodic work: the green film that builds on white plastic on shaded elevations, and the black spotting that will not come off with water alone. Tell us if a house has been left a long time, since the first visit then takes considerably longer than the ones after it.
Do you cover the whole of Edwalton?
Yes, all of NG12 and the surrounding streets, under Rushcliffe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does window cleaning cost in Edwalton?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of windows, how many storeys, and whether interiors are included with the exterior rota. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start window cleaning in Edwalton?
Within a fortnight to join the rota, and the first clean of neglected glass takes longer than the ones after it. Drives on almost everything, often block paved and long, which sounds easy and means the van sits well back from the door, and we group Edwalton with West Bridgford, Gamston and Ruddington on the rota.
