Window Cleaning for Cotgrave homes
Road grime is not the problem out here. The glass picks up dust off the surrounding fields when they are worked, and a much finer deposit from the plots still being built, and the two want different intervals.
The dirt on the glass here does not come off the road. Away from the main route through there is very little traffic, and what builds up instead arrives from two directions. The fields around the village throw dust when they are being worked, which is a heavy gritty deposit that lands over a couple of days and then stops until the next time. The plots still being built put up something much finer, closer to plaster than to soil, and that keys onto wet glass rather than resting on it. So a fixed six week rota fits the village poorly. What works is a shorter interval through the working season on the exposed elevation and a longer one on the sheltered side.
Cotgrave sits in NG12, under Rushcliffe Borough Council. The housing here is mostly 1960s estate housing built in one go for the colliery, a small old village core around the church, and newer estates put up on and beside the reclaimed pit land, and that is what shapes this job more than the floor area does.
What we run into on Cotgrave window cleaning jobs
The replacement windows are the detail worth knowing. Almost every house on the estate has had its original frames swapped for uPVC, which left a deeper external sill and reveal than the house was built with, and a deep sill is a shelf that collects grit and holds water against the frame. Most of those replacements also carry trickle vents along the head, and they clog with dust and cobweb until they stop doing the job they were fitted for, which turns up as condensation on the inside of the glass in the morning. We clear the vents and the drainage slots along with the frames, since a clean pane above a blocked slot is a short lived result.
How a Cotgrave window cleaning job actually runs
Getting to the back is the whole job on this estate. Most of these houses have a side path with a gate through to the rear garden, and a good number of those gates are bolted from the inside, overgrown, or padlocked with the key in a kitchen drawer. A round that cannot get behind the house cleans half a house, so the arrangement is either an unbolted gate on the day or an agreed note that the rear waits until somebody is in. Dogs are the other one. A garden with a dog loose in it does not get worked, and the answer is a message the evening before rather than a knock at the gate on the morning. Reach varies more than the uniform look of the estate suggests. The pit houses are two storeys with modest openings, while the newer development at the edge of the village runs higher, with a tall stairwell window over the entrance, and that pane is pole work from the ground because a sloping drive gives a ladder nowhere safe to stand.
Who books it here
The local reference points are Cotgrave Country Park, All Saints' Church, the shopping precinct and the Grantham Canal, which is usually enough for us to find a property without a postcode lookup.
We run Cotgrave on the same round as Edwalton, Keyworth and Gamston.
What we check on every Cotgrave job
Misting between the panes is worth explaining before anybody pays to have a window cleaned twice. Where a sealed unit has failed, moisture sits inside the cavity, and cleaning either face will not touch it, because the deposit has formed on the inner surfaces of the glass. It shows as a cloud low in the pane on a cold morning and thins as the sun comes round, which is why people report it as a cleaning fault rather than a glazing one. It turns up most on replacement units that have had a couple of decades on a sunny elevation. We point it out and note which pane it is, since swapping the unit rather than the whole frame is the usual fix. The related thing we flag is the gasket around the pane, which goes chalky with age and leaves a bloom along the glass edge that reads as a smear the moment low light hits it.
What the window cleaning covers
A sample of what is included
- Interior: Glass washed, squeegeed in a single continuous pass and buffed dry
- Interior: Edges detailed with a dry microfibre
- Interior: Internal glazed doors, mirrors and glass partitions
- Also: Conservatory roofs and glazing
That is a sample rather than the whole list. The full window cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What window cleaning costs in Cotgrave
Exterior glass on a rota. Interiors are charged separately and need access. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£15 to £28
Typical per visit in Cotgrave. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per visit |
|---|---|
| Terraced house | £12 to £20 |
| Semi-detached | £15 to £28 |
| Detached | £25 to £45 |
| Interiors, added to a visit | Roughly half again |
| Commercial frontage | Quoted on frequency |
The first clean of glass that has been left costs more than the ones after it, which is why a rota works out cheaper than an annual rescue.
Priced separately
| Extra | Typical cost |
|---|---|
| Conservatory roof | Quoted after seeing it |
| First clean of neglected glass | Higher than the rota price |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
Why does the glass go filthy for a few days and then stay clean?
Because it is field dust rather than road film, and field dust arrives in events rather than continuously. When the ground round the village is being worked and the wind sits the right way you get a visible deposit inside a day or two, then very little until the next pass. Road film builds at a steady rate, which is why a fixed rota suits a main road and does not suit here. It washes off easily, so the answer is timing rather than effort.
Should the inside be done as well?
Twice a year at least, and it makes more difference here than people expect. These houses have one large front window and not much else in the room, so nearly all the daylight comes through a single pane, and the film that builds on the inside from cooking and condensation cuts it noticeably through the winter. The frame, the sill and the track get vacuumed before anything wet, because wetting the dust in a track makes mud and the mud dries on the frame.
Do you need our outside tap or a socket?
No. The water comes filtered from a tank in the van and runs up a pole, which is why the glass dries without being buffed and why nothing is left standing on your flower beds. That also settles the awkward openings: the stairwell pane, anything over a conservatory and anything above a sloping drive are all reached from the ground. If your tap is the only water on a shared drive, we will not be the ones using it.
Can you do the conservatory roof as well?
Yes, and it is quoted apart from the windows because it is a different job with different risks. Roof panels collect algae and moss along the glazing bars where water sits, and that needs working along each bar rather than a sweep across the panels. Nobody stands on the roof: it is done from the ground with a pole, or from a safe ladder position onto the frame, never onto the glazing itself. Gutters and finials get checked while we are there.
Do you cover the whole of Cotgrave?
Yes, all of NG12 and the surrounding streets, under Rushcliffe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does window cleaning cost in Cotgrave?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of windows, how many storeys, and whether interiors are included with the exterior rota. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start window cleaning in Cotgrave?
Within a fortnight to join the rota, and the first clean of neglected glass takes longer than the ones after it. Parking is easy compared with the city: drives, garage blocks and rear courts, and we group Cotgrave with Edwalton, Keyworth and Gamston on the rota.
