Window Cleaning for Lady Bay homes
Street trees leave a sticky deposit on the front glass that pure water skims over, so the front elevation needs detergent and a scrim rather than a rinse. Rear frames facing the water speckle along the gaskets and want a brush, not a blade.
Glass here does not dirty the way glass on a main road does. There is no traffic film to speak of, because nothing drives through, and what replaces it is worse to remove. The street trees drop a fine sticky deposit through the summer that lands on the front glass and the sills and then holds every bit of dust and pollen that arrives after it. It is not soluble in plain water, so a pure water pole run over it lifts the loose dirt and leaves the tack, and the pane dries with a bloom on it that looks like a bad clean. The front of a house here wants detergent, a scrim or a blade and a hand finish. The back, facing the water, is a different problem again.
Lady Bay sits in NG2, under Rushcliffe Borough Council. The housing here is mostly Edwardian terraces and interwar semis on a short grid of quiet streets, laid out between the river and the flood embankment, with bay fronts, tunnel entries between pairs and very little later infill, and that is what shapes this job more than the floor area does.
What we run into on Lady Bay window cleaning jobs
On the rear elevation the growth is on the frames rather than the glass. Damp air off the water settles on the rubber gaskets and in the drainage slots at the bottom of a plastic frame, and both grow a black speckling that a squeegee passes straight over. The slots are the part that matters, because when they block the water that gets past the seal has nowhere to go and stands in the bottom of the frame, which is where the units start to mist between the panes. We brush the gaskets, clear the slots with a pick and check they run, and on a first visit that takes longer than the glass does.
How a Lady Bay window cleaning job actually runs
Two things on the front of these houses need a different method from a pure water pole. The Edwardian terraces have leaded lights, usually in the top sash or the upper lights of a bay, and sometimes a coloured fanlight over the door. Lead came flexes, the cement behind it is old and brittle, and a pole with real pressure behind it will push a panel out of flat. Those go by hand, gently, with the panel supported and nothing strong anywhere near the lead. The second is the bay roof. A canted bay with a tiled or leaded top is not a platform and will not take a ladder foot or a knee, so the lights above it get reached from a pole with the operator standing clear, or honestly not at all if the angle will not allow a proper finish. On a mid terrace with no side access, kit has to travel through the house, so we agree the route in advance and bring a trolley rather than walking wet hose down your hall.
Who books it here
The local reference points are Lady Bay Bridge, Trent Boulevard, the Poppy and Pint, the Hook and Adbolton Lane, which is usually enough for us to find a property without a postcode lookup.
We run Lady Bay on the same round as West Bridgford, The Meadows and Sneinton.
What we check on every Lady Bay job
Original glass does not finish like modern float glass, and it is worth knowing that before deciding a clean went badly. The panes in an untouched sash are drawn or cylinder glass, thinner, faintly rippled, and after a century of weather the outer face is very slightly etched, especially low down on whichever elevation takes the driven rain. Cleaned perfectly it still reads as soft and faintly grey in raking light, and no further work changes that, because the texture is in the glass rather than on it. Paint is the other thing on an old sash. Decorators run the brush deliberately onto the pane to seal the putty line, and the ridge left behind holds dirt and catches a blade. That comes off wet, with a scraper at a shallow angle, in one direction only, and only on glass we have checked is neither toughened nor coated.
What the window cleaning covers
A sample of what is included
- Also: Conservatory roofs and glazing
- Interior: Internal glazed doors, mirrors and glass partitions
- Interior: Edges detailed with a dry microfibre
- Interior: Glass washed, squeegeed in a single continuous pass and buffed dry
That is a sample rather than the whole list. The full window cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What window cleaning costs in Lady Bay
Exterior glass on a rota. Interiors are charged separately and need access. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£15 to £28
Typical per visit in Lady Bay. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per visit |
|---|---|
| Terraced house | £12 to £20 |
| Semi-detached | £15 to £28 |
| Detached | £25 to £45 |
| Interiors, added to a visit | Roughly half again |
| Commercial frontage | Quoted on frequency |
The first clean of glass that has been left costs more than the ones after it, which is why a rota works out cheaper than an annual rescue.
Priced separately
| Extra | Typical cost |
|---|---|
| Conservatory roof | Quoted after seeing it |
| First clean of neglected glass | Higher than the rota price |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
You cleaned the front windows and they were sticky again within a fortnight. Is that normal?
In summer here, yes, and it is the trees rather than the work. The deposit falls whenever the weather is warm and still, and a pane can pick up a fresh coat within days. Nothing sealed or applied to the glass prevents it. What helps is a tighter schedule on the front through summer, June to September, with the rear kept to its usual cycle. Most houses here settle into that.
Can you reach the back windows, given the gardens?
In most cases yes, from the garden with a pole. Where it gets difficult is a rear extension with a flat roof against the upper windows, or a conservatory that puts the ladder footing on glass, and neither is something to improvise on the day. Tell us what is at the back when you book and send a photograph if you are unsure. If it needs different equipment we would rather bring it than turn up without it.
One of our leaded panels has started to bow outwards. Can you still clean it?
Clean it yes, but by hand and with no pressure on the bulge, and we will tell you what we can see rather than working around it quietly. A bowing panel means the lead has fatigued and the cement behind it has gone, and it will keep moving. That is a leaded light specialist's repair, and it is far easier to put right while the panel is still holding its glass than after a piece has dropped out of it.
Can you do the insides as well?
Yes, and on sashes it is worth booking together with the outside so the whole window is seen at once. Where a sash still slides we can reach the outer face of the top sash from inside, which matters on an upper floor. Where a sash has been painted shut, and plenty here have, the inside is all we can do from that room and the outside comes off the pole. We take shoes off and we work off a sheet.
Do you cover the whole of Lady Bay?
Yes, all of NG2 and the surrounding streets, under Rushcliffe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does window cleaning cost in Lady Bay?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of windows, how many storeys, and whether interiors are included with the exterior rota. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start window cleaning in Lady Bay?
Within a fortnight to join the rota, and the first clean of neglected glass takes longer than the ones after it. One way in over the bridge and a grid that leads nowhere else, so the streets stay quiet and a space is usually there, and we group Lady Bay with West Bridgford, The Meadows and Sneinton on the rota.
