Mattress Cleaning for St Ann's homes

Bedrooms in this stock have no heater of their own once the house runs on storage heating downstairs, so upstairs is the coldest, slowest drying part of the house. Mattress jobs get a morning slot here for that reason alone.

Storage heating warms the rooms it stands in, and in these houses those rooms are downstairs. Bedrooms get whatever reaches them through the ceiling and the stairwell, which by evening is not much, so upstairs is the coldest and slowest drying part of the house. That single fact decides how a mattress job here is booked. Morning, so the bed has the daylight hours, a window that can stay open in a room nobody is using, and less water going in than the same mattress would take in a centrally heated house. The other constraint is the room itself. A double bed in a second bedroom of this stock leaves a walking strip down one side, and a bed in the smallest room sits against three walls.

St Ann's sits in NG3, under Nottingham City Council. Almost everything went up in one programme, so the room layouts repeat street to street. What varies is condition: some kitchens and bathrooms are original, others have been replaced twice over. Layout tells us nothing useful about the hours, so we ask about the fittings instead.

What we run into on St Ann's mattress cleaning jobs

On a bed that has stood against a wall for years, the long seam facing that wall is the part nobody has ever reached. A vacuum goes over the top face and around the two open sides, and the piping on the wall side keeps everything that has worked into it: skin, hair, dust and the fibres shed by the bedding. It is the same story where a headboard sits flat against cold plaster, because the gap behind holds still air and shows it. We pull the bed out into the middle of the room before anything else happens, which is also the only way to reach the far side of the base.

How a St Ann's mattress cleaning job actually runs

Getting the equipment to the bed is what shapes the appointment. The machine and the hoses come off the van out in the parking area, along the footpath, through the front door and up a single flight, and that is one carry rather than several, so what is needed gets decided before anything is unloaded. Upstairs the doors are narrow and the landing is small, which matters less than people expect, because a mattress does not have to leave the room. It does have to come off the base and stand on its edge, so we need the floor space that a bed pushed into a corner has been avoiding. Power is the other quiet constraint. A bedroom in this stock often has one double socket, and an air mover and a vacuum both want it, so we work out where the extension lead runs from before starting rather than trailing it across a landing somebody is using. For a landlord, the sensible slot is the empty morning between tenancies, when the room can be left open all day.

Who books it here

The housing here is mostly 1970s redevelopment housing in low brick terraces and cul-de-sacs, with garage courts and walkways between them, plus older Victorian terraces surviving along the hill's upper edges and around the allotment boundary, and that is what shapes this job more than the floor area does.

We run St Ann's on the same round as Sneinton, Mapperley and Nottingham City Centre.

What we check on every St Ann's job

The label goes first, because it decides everything after it: sprung, foam or hybrid, one sided or turnable, and whether the cover unzips and could simply have been washed. We test a hidden area along the base seam for colourfastness. Then the bed is taken down to the parts designed to separate. Divan drawers are pulled right out and emptied, the platform they slide over is vacuumed, and the gap between the base and the skirting is done while there is access to it, since nothing reaches that again once the bed goes back. Both faces where the mattress is turnable, the sides, the piping, the handles and every seam get the HEPA vacuum before any moisture goes near them. At the end the middle of the mattress is checked by hand, since an edge gives up its moisture first and says nothing at all about the core.

What the mattress cleaning covers

A sample of what is included

  • The rest of the bed: The gap behind and under the bed, which nothing reaches once the frame is in place
  • The mattress itself: HEPA vacuum over both faces, the sides, seams, piping and handles
  • Stains and odour: Cold treatment for protein: blood, sweat, milk and vomit
  • Stains and odour: An honest verdict on what will lighten rather than clear, given before we start rather than after

That is a sample rather than the whole list. The full mattress cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

The cleaner who comes to your St Ann's property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.

What mattress cleaning costs in St Ann's

Mattress cleaning, priced by bed size. A mattress added to a carpet booking costs less, because the call-out is already covered. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£40 to £70

Typical per mattress in St Ann's. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per mattress
Minimum call-out£60 to £90
Cot or child's mattress£15 to £30
Single£25 to £45
Double£40 to £70
King£50 to £85
Super king£60 to £100

One mattress on its own is priced at the minimum call-out, not at the size row in the table, because the visit costs the same whether it cleans one bed or four. Two or three mattresses in a single booking is the point at which the per mattress rate starts to apply.

Priced separately

ExtraTypical cost
Divan base or headboard, each£25 to £50
Set stain treatment, per area£10 to £30
Deodorising treatment£10 to £25
Second and later mattresses, same visit20% to 30% less each

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Questions

Mattress Cleaningin St Ann's

Ring us on 07438 843980, or see the full service page.

The bedrooms have no heating in them. How long will the bed take to dry?

Longer than the usual four to eight hours unless air is moving through the room, which is why we bring an air mover rather than relying on the house to do it. An unused room with its window propped open does most of the rest for us. If we finish in the afternoon in a cold bedroom, treat that bed as the following night rather than tonight, and work out where somebody is sleeping before we arrive.

The mattress came with the let. Is it worth cleaning between tenancies?

It depends what is on it and how old it is. Recent marks will move, and a HEPA vacuum through the seams is worth having on any bed that is changing hands. Old yellow-brown tidemarks have already migrated into the filling and will lighten rather than clear, while sagging, a torn cover or a failed zip are replacement decisions rather than cleaning ones. You get told which of those it is before you spend anything, in writing.

The bed is in the box room with barely a foot around it. Can it still be cleaned?

Yes, but the bed gets moved rather than worked around. We pull it into the middle of the room so all four sides and the base are reachable, and the mattress stands on its edge against a covered wall while the base is done. Anything stored on the floor around it needs to be somewhere else first. If the room genuinely will not take the mattress on edge, we would rather say so when you describe it than on the day.

What should a landlord have on record after a mattress clean?

Photographs before and after, a note of the label and the construction, and a plain statement of what would not come out and why. That matters more here than in an owner occupied house, because the bed appears on an inventory and the next tenant is asked to sign against its condition. If the honest answer is that the mattress is finished, you want that in writing before the check-in rather than after somebody has queried the deposit.

Do you cover the whole of St Ann's?

Yes, all of NG3 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does mattress cleaning cost in St Ann's?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is how many mattresses go in one visit, the bed sizes, and whether anything needs treating rather than just extracting. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start mattress cleaning in St Ann's?

Within a week, and we would rather bring it alongside a carpet booking than make a separate journey for one bed. Much of the estate separates cars from front doors: parking sits in courts and rear bays while the house opens onto a footpath, and we group St Ann's with Sneinton, Mapperley and Nottingham City Centre on the rota.
