Mattress Cleaning for Sneinton homes
Heavily let stock, much of it furnished, so the bed came up the stairs in pieces and is not coming down again. The clean happens in the room, and a property standing empty between tenancies dries far slower than an occupied one.
Most of the beds we clean here belong to somebody else. This is heavily let stock and a good part of it is furnished, so the booking comes from a landlord or an agent between tenancies rather than from the person sleeping on it. That sets the standard, because the mattress is one of the items an inventory clerk photographs at check in and compares at check out, and a mark recorded on the way in is not one anybody can be charged for on the way out. It also sets the timetable. The work has to land after the last tenant's belongings have gone and before the new tenancy starts, and on these properties there is rarely more than a couple of days of that.
Sneinton sits in NG2, under Nottingham City Council. Terraces with original quarry-tiled hallways and small yards. Parking is on-street and tight, so we allow for it rather than eating into the cleaning time.
What we run into on Sneinton mattress cleaning jobs
The base is worth a look before the mattress is. A double divan will not turn at the head of these staircases in one piece, so furnished lets here run on the two part sort, two half bases linked with a metal bar and a fabric covered platform on each. The join between the halves opens as the bar works loose, and it fills with the same dust, hair and bedding fibre the mattress seams hold, except that nobody has ever seen it. We separate the halves, vacuum the platforms and the inner faces, and tighten the bar before the mattress goes back down.
How a Sneinton mattress cleaning job actually runs
The awkward part of a mattress booking here is the room rather than the bed. A second bedroom in one of these houses takes a double with a walking strip down one side, and the smallest room takes a single against three walls, so the first job on arrival is getting the bed far enough into the middle of the floor that both long sides can be worked properly. That needs somewhere for the bedside furniture to stand, and in a house of this size that is the landing or the room next door. Timing is set by drying rather than by cleaning. Morning slots are the ones worth having, because the bed wants the daylight hours and a window that can be left open in a room nobody is using. On a landlord booking between tenancies the sensible order is contents out, beds and carpets, then the clean, with the inventory appointment after all of it, since a mattress still damp when a clerk photographs it reads as a stain rather than as work in progress. Two beds in one visit is the way to book a whole let rather than a bedroom at a time.
Who books it here
The housing here is mostly dense Victorian terraces, a good number now flats, with the Sneinton Market studios and newer builds at the city end, and that is what shapes this job more than the floor area does.
We run Sneinton on the same round as Nottingham City Centre, Carlton and West Bridgford.
What we check on every Sneinton job
The head of the bed is where the wall gets involved. A bed pushed against an external wall in a house built this way puts the mattress and the headboard against the coldest surface in the room, and the still air trapped in that gap is usually what you are smelling when a bedroom smells of the bed. On a fabric headboard the growth shows first along the top edge and on the back face, which nobody ever looks at, and on the mattress it shows as a grey bloom on the side panel rather than anywhere on the sleeping surface. We clean both faces of the headboard and we tell you if the bed needs standing off the wall permanently, because a hundred millimetres of gap and a clear run of air along the skirting does more for that room than anything we can put on the fabric. Where the base is a slatted frame, the slats and the underside of the mattress are vacuumed too.
What the mattress cleaning covers
A sample of what is included
- The mattress itself: Pre-treatment matched to the soiling, with proper dwell time
- The mattress itself: Label and construction checked before anything is applied
- The rest of the bed: The gap behind and under the bed, which nothing reaches once the frame is in place
- The rest of the bed: Divan base sides and top platform vacuumed and spot cleaned
That is a sample rather than the whole list. The full mattress cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What mattress cleaning costs in Sneinton
Mattress cleaning, priced by bed size. A mattress added to a carpet booking costs less, because the call-out is already covered. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£40 to £70
Typical per mattress in Sneinton. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per mattress |
|---|---|
| Minimum call-out | £60 to £90 |
| Cot or child's mattress | £15 to £30 |
| Single | £25 to £45 |
| Double | £40 to £70 |
| King | £50 to £85 |
| Super king | £60 to £100 |
One mattress on its own is priced at the minimum call-out, not at the size row in the table, because the visit costs the same whether it cleans one bed or four. Two or three mattresses in a single booking is the point at which the per mattress rate starts to apply.
Priced separately
| Extra | Typical cost |
|---|---|
| Divan base or headboard, each | £25 to £50 |
| Set stain treatment, per area | £10 to £30 |
| Deodorising treatment | £10 to £25 |
| Second and later mattresses, same visit | 20% to 30% less each |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
The agent has flagged the mattress on the check out report. What can actually be done?
We can clean it, and we can tell you honestly what will lighten rather than clear, which is the useful half of the answer. Sweat tidemarks and old body fluid marks have migrated into the filling and only the top of them is reachable. Get that written verdict before agreeing to replace anything, because a report that says soiled is often a mattress which cleans up well enough to stay in the property.
The flat is empty between tenants. Is that a good time to do it?
It is the right time in every way except drying. An empty property has the heating off and the windows shut, so the same bed gives its water back considerably more slowly than it would in a house somebody is living in. Book the morning slot, leave a window on the latch if the property is secure enough for that, and do not let the beds be made up or the room be photographed until we have said it is dry.
The bed cannot be moved away from the wall without taking it apart. What happens then?
Then we work with whatever opens up. A bed frame usually slides far enough on its own feet once the bedding is off, and even half a metre is the difference between reaching the far seam and guessing at it. A divan on castors that have sunk into a carpet is the harder case. If it genuinely will not move, we clean what can be reached properly, and the sheet says what was not reached rather than describing the job as finished.
Is a mattress protector worth fitting in a let?
It is the one thing that changes the arithmetic. A washable protector costs a fraction of what a mattress does and it takes the perspiration and the spills that would otherwise go into the filling, where cleaning only ever reaches the top layer. In a furnished property, put one on every bed, wash it between tenancies and replace it when the backing goes stiff. It also gives you an item on the inventory that is genuinely renewable.
Do you cover the whole of Sneinton?
Yes, all of NG2 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does mattress cleaning cost in Sneinton?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is how many mattresses go in one visit, the bed sizes, and whether anything needs treating rather than just extracting. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start mattress cleaning in Sneinton?
Within a week, and we would rather bring it alongside a carpet booking than make a separate journey for one bed. Tight on-street parking and narrow entries between terraces, and we group Sneinton with Nottingham City Centre, Carlton and West Bridgford on the rota.
