Mattress Cleaning for Old Basford homes

Two different bookings on the same street. Owner occupiers in the semis who have slept on the same bed for years, and beds that came with a let terrace, cleaned in an empty house with the heating off between tenants.

Bedroom geometry decides this more than the mattress does. A terrace front bedroom sits over the living room with a chimney breast taking a slice out of one wall, so the bed goes into the alcove beside it and there is one clear side to work from. The staircase is the other limit. A narrow flight between two walls will take a double up in one piece and fights anything larger, which is why the beds in these houses are doubles far more often than kings, and why a mattress that came in flat is not going somewhere easier to be cleaned. The semis are wider across the front bedroom and give room on three sides, which is the difference between a comfortable job and a slow one.

Old Basford sits in NG6, under Nottingham City Council. A lot of the older houses had the outside toilet and coal store swallowed by a back kitchen at some point, which leaves a cold single-skin room at the rear holding the washing machine, the freezer and the muddy boots. It is routinely the room that costs the most time.

What we run into on Old Basford mattress cleaning jobs

There is a mark worth recognising on any mattress that has stood against an outside wall in one of these houses. A grey line runs the length of the side facing the wall, sharp edged rather than blotchy, and it gets taken for dirt off the plaster. It is filtration soiling: air moves slowly through the ticking at the coldest surface in the room and leaves the fine particles behind inside the weave. It lightens rather than clears, because the soil is in the fabric rather than on it, and it returns unless the bed is pulled a hand's width off the wall so air can move behind it.

How an Old Basford mattress cleaning job actually runs

Timing is most of the practical side. We want a morning slot so the bed has the rest of the day to dry, and we want it stripped before we arrive rather than while we stand there, because stripping a bed is a quarter of an hour out of the booking. On the terraced streets we carry the machine, the hose and an air mover up a narrow flight in one trip, so the stairs and the landing need to be clear of whatever is normally stored on them. Access into the room counts as much as the room itself: a bedroom door that opens inwards against the foot of the bed leaves very little space to work a hand tool, and a bed pulled forward a foot before we arrive saves us doing it with a machine in one hand. For a let, book the mattress alongside the turnaround rather than on its own. We are in the property anyway, the beds are already stripped, and a mattress added to a visit that is happening avoids a separate minimum call out for one bed.

Who books it here

The housing here is mostly nineteenth century terraces built for the hosiery and lace trades, with postwar council semis filling the gaps left by clearance, and small modern closes on former factory land, and that is what shapes this job more than the floor area does.

We run Old Basford on the same round as New Basford, Bulwell and Bestwood.

What we check on every Old Basford job

The handles tell you what a mattress in a let has been through. On a cheap one sided model the side handles are stitched into the border rather than anchored through the panel, and every time the bed has been hauled up a staircase by them the stitching has pulled and the border has crushed just behind it. You get a permanent dent in the side and, more usefully, you learn the bed has been moved between rooms or between houses. One sided also means it has never been turned, because there is nothing to turn it onto, so everything a sleeper leaves has gone into the same face for the whole life of it. That is the mattress most likely to carry a set tidemark through the middle, and the one where we will tell you on the landing that it is going to lighten rather than clear.

What the mattress cleaning covers

A sample of what is included

  • Stains and odour: Enzymatic pre-treatment for urine, which breaks down the uric acid crystals a detergent leaves behind
  • The mattress itself: HEPA vacuum over both faces, the sides, seams, piping and handles
  • The rest of the bed: Ottoman and drawer interiors cleared of dust and debris
  • Stains and odour: Mineral tidemarks from perspiration treated separately from the body oils beside them

That is a sample rather than the whole list. The full mattress cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

The cleaner who comes to your Old Basford property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.

What mattress cleaning costs in Old Basford

Mattress cleaning, priced by bed size. A mattress added to a carpet booking costs less, because the call-out is already covered. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£40 to £70

Typical per mattress in Old Basford. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per mattress
Minimum call-out£60 to £90
Cot or child's mattress£15 to £30
Single£25 to £45
Double£40 to £70
King£50 to £85
Super king£60 to £100

One mattress on its own is priced at the minimum call-out, not at the size row in the table, because the visit costs the same whether it cleans one bed or four. Two or three mattresses in a single booking is the point at which the per mattress rate starts to apply.

Priced separately

ExtraTypical cost
Divan base or headboard, each£25 to £50
Set stain treatment, per area£10 to £30
Deodorising treatment£10 to £25
Second and later mattresses, same visit20% to 30% less each

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Can the mattress go out into the yard to air?

We would not. A walled yard in these houses is shaded for most of the day, the ground under it is damp, and a mattress carried down a narrow flight takes the corner of every wall on the way. Airing happens in the room it lives in, window open, with an air mover working across the surface. That is quicker than the yard and it does not put the seams and the side handles at risk.

The bed is in an empty house between tenants. Can it still be done?

Yes, with the heating on. An unoccupied house in winter sits cold, and a cold room is the worst place to dry anything, so put the heating on the morning before and leave it running afterwards. If that is not possible, move the booking to a day the property is warm. Cleaning a mattress and then locking a cold house up on it for a fortnight is worse than leaving it alone.

We let the house furnished. Should the mattress be cleaned or replaced?

Cleaning is worth it while the mattress is sound and the label is still on it. Check that first, because furniture supplied in a letting has to meet the Furniture and Furnishings (Fire) (Safety) Regulations 1988 and the permanent label is how compliance is evidenced. A bed with no label left is a replacement decision rather than a cleaning one, whatever the surface looks like. Where it is sound and labelled, clean between tenancies and fit a washable protector afterwards.

Does the room need clearing first?

Not cleared, just workable. We need the bedding off, enough clear floor either side to stand, and anything on top of a wardrobe or under the bed moved if you want those reached. We will slide a divan base forward and put it back where it was. What we will not do is dismantle a bed frame, so if the mattress sits on slats in a room where it cannot be lifted clear, say so at booking and we bring the right hand tools for working it in place.

Do you cover the whole of Old Basford?

Yes, all of NG6 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does mattress cleaning cost in Old Basford?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is how many mattresses go in one visit, the bed sizes, and whether anything needs treating rather than just extracting. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start mattress cleaning in Old Basford?

Within a week, and we would rather bring it alongside a carpet booking than make a separate journey for one bed. On-street throughout, and the terraced rows have shared rear entries that are frequently gated with a lock nobody has the key to any more, and we group Old Basford with New Basford, Bulwell and Bestwood on the rota.
