Window Cleaning for St Ann's homes

Uniform casement windows across the estate, which makes the round quick, and hinges that seize because nobody has ever cleaned the friction stay. Autumn bonfire smoke off the allotment ground leaves a film that a rinse alone will not shift.

The estate has a great deal of the same window in it, which makes an exterior round quick and predictable: uPVC casements, top openers, standard sizes, mostly two storeys, and nearly all of it reachable off a pole from a footpath without anyone going through the house. The older terraces above the estate are the slower half of the round, with more panes, deeper reveals and some original glass. Position matters more than people expect too. The ground rises across the area, so elevations facing the open side collect wind-driven dirt that a sheltered close never sees, and those want a shorter rota than the ones tucked away behind other houses.

St Ann's sits in NG3, under Nottingham City Council. The housing here is mostly 1970s redevelopment housing in low brick terraces and cul-de-sacs, with garage courts and walkways between them, plus older Victorian terraces surviving along the hill's upper edges and around the allotment boundary, and that is what shapes this job more than the floor area does.

What we run into on St Ann's window cleaning jobs

Friction stays are the thing nobody cleans. The hinge arm a casement swings on runs in a channel along the top of the frame, and that channel fills with grit until the window binds and somebody starts forcing it. We clear and wipe them while the window is open, which is the difference between a window that stays serviceable and one that needs a new hinge next year. Drainage slots along the bottom of the outer frame get the same attention, because a blocked slot holds water in the frame until it finds the plaster inside. Autumn bonfire smoke off the allotment ground leaves a greasy film that wants a wash rather than a rinse.

How a St Ann's window cleaning job actually runs

A first clean and a maintenance clean are two different jobs here, and it saves a lot of disappointment to say so at the start. On a house that has not been done for a year or two, the dirt is not only on the glass. It is in the frames, along the cills, in the gasket rubbers and on the underside of the frame head, and once that gets wet it runs back down onto glass you have just finished. So a first clean takes longer, and the frames often need a second visit before the glass stays properly clear. After that the round settles down and each visit is quick. We work off a pole from pure water carried on the van, so nothing needs plugging in and no outside tap gets used, which matters on a terrace where the tap belongs to somebody else. Access is the only real variable. Fronts face a footpath and are straightforward. Backs depend on a gate, a shared entry or a parking court, and that gets sorted once rather than every visit.

Who books it here

The local reference points are the St Ann's Allotments, Robin Hood Chase, the Wells Road and Woodborough Road, which is usually enough for us to find a property without a postcode lookup.

We run St Ann's on the same round as Sneinton, Mapperley and Nottingham City Centre.

What we check on every St Ann's job

On a first visit we do the frames as well as the glass, including the head of the frame where run-off starts, the cills, and the gasket rubber where dirt collects along the bottom edge of the pane. Front door glass and the letterplate get done, since they are what a visitor actually stands in front of. We check for blown units while we are there, because a pane with condensation between the panels will never come clear and it is unfair to keep cleaning it as though it might. Any outbuilding or store window that is meant to be included gets confirmed at the start rather than assumed. Where a house has a small porch or a glazed panel beside the door, that goes on the record at the first visit so it is never in doubt afterwards. We leave a note of the visit so you know we have been, and flag anything we could not reach and why.

What the window cleaning covers

A sample of what is included

  • Exterior: Glass, frames and sills cleaned together
  • Also: Conservatory roofs and glazing
  • Exterior: Drainage holes at the bottom of the frame cleared, which otherwise block and let water pool inside
  • Also: Green algae on north-facing frames

That is a sample rather than the whole list. The full window cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

The cleaner who comes to your St Ann's property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.

What window cleaning costs in St Ann's

Exterior glass on a rota. Interiors are charged separately and need access. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£15 to £28

Typical per visit in St Ann's. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per visit
Terraced house£12 to £20
Semi-detached£15 to £28
Detached£25 to £45
Interiors, added to a visitRoughly half again
Commercial frontageQuoted on frequency

The first clean of glass that has been left costs more than the ones after it, which is why a rota works out cheaper than an annual rescue.

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Can you reach the back of the house if the gate is locked?

Tell us at the booking stage. Where a house sits in a terrace with a shared entry or a gated yard, we need a code, a key, or somebody in on the day. A pole reaches over a great deal but not through a locked gate, and a round that turns up to find half the property unreachable is a wasted slot for both sides. Once it is arranged, it stays arranged and the rota runs itself.

Why does the glass look dirty again so quickly on the exposed side?

Because that elevation is doing more work than the others. Wind carries dust and road film onto whatever faces it, and the higher ground here has very little standing between it and the weather. Rain then dries on the glass and leaves behind what it was carrying. It is not a sign the clean failed. Those elevations hold their appearance on a four to six week rota, while a sheltered close will happily go eight.

Why did the glass streak shortly after the first clean?

Because on a neglected house the frames hold more dirt than the glass does, and the first rain after a clean washes some of it back down. It is not a fault in the method, it is the frames emptying themselves. That is why a first clean includes frames, cills and gasket rubbers, and why the second visit is usually the one where it properly settles. After that the glass stays clear between visits.

What happens on the rota if it rains or freezes on my day?

Rain is not a reason to skip a house. Clean water on a clean pane dries clear, and the dirt has already gone. Frost is different. Below freezing, water on the glass and in the frames turns to ice, and it is not safe underfoot on a walkway either, so those days get moved. When a visit slips we pick it up on the next dry run rather than skipping you to the following rota.

Do you cover the whole of St Ann's?

Yes, all of NG3 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does window cleaning cost in St Ann's?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of windows, how many storeys, and whether interiors are included with the exterior rota. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start window cleaning in St Ann's?

Within a fortnight to join the rota, and the first clean of neglected glass takes longer than the ones after it. Much of the estate separates cars from front doors: parking sits in courts and rear bays while the house opens onto a footpath, and we group St Ann's with Sneinton, Mapperley and Nottingham City Centre on the rota.
