Window Cleaning for Porchester homes
Front and back elevations here wear at completely different rates, because one faces a bus route and the other faces a garden. Most households end up with the front on a shorter interval and the back left on the standard one.
The two elevations of a house here want different intervals, and it pays to set them up that way rather than doing everything at once and watching half of it fail early. The front looks onto a road carrying buses all day, and the film that leaves on glass is fine, oily and even, so it does not read as dirt until the light comes from the side and the whole window looks hazy. The back looks onto a garden and collects pollen, rain spotting and leaf debris, which is coarser, more obvious and slower to build. Most households here settle on a shorter interval for the front, the standard one for the back, and the insides done through late winter when there is little enough daylight to notice what the glass is costing them.
Porchester sits in NG3, under Nottingham City Council and Gedling Borough Council. The housing here is mostly interwar and postwar bay-fronted semis running the length of the ridge road, most with a garden front and back, and plots that step up or down from the pavement, and that is what shapes this job more than the floor area does.
What we run into on Porchester window cleaning jobs
The render above sets the order we work in. Pebbledash on the upper storey sheds a steady fine grit, and it collects on the sill and in the track of the window below. Wash the glass first and a slurry of that grit runs back across the pane the moment the frame gets wet, which is why a window that was clean an hour ago dries with streaks down it. So the frame, the sill and the track are brushed out dry, then the glass, then the rinse, and the upper elevation before the lower one. It sounds fussy. It is the difference between glass that holds for the full interval and glass that looks tired in a fortnight.
How a Porchester window cleaning job actually runs
Getting to the back is most of the job here. Every one of these houses has a passage down the side with a gate at the front of it, and that gate decides whether a visit is a whole visit. Bolted from the inside, blocked by a bin, or with a dog loose in the garden, and the rear elevation does not get done. So we agree the arrangement at the start: the gate left unbolted on the day, a bolt we can reach over the top, or a key. We text the evening before rather than the morning of, which gives you time to move a car off the drive and free the gate. The ridge itself is the other factor. It is exposed, and a water fed pole in a crosswind puts as much water on the render as on the glass, so on a windy day we do the front and the lower windows and come back for the upper rear rather than pretending the weather did not matter.
Who books it here
The local reference points are Porchester Road along the ridge, the shops on it, and Carlton Road at the foot, which is usually enough for us to find a property without a postcode lookup.
We run Porchester on the same round as Mapperley, Carlton and Thorneywood.
What we check on every Porchester job
The top lights in the bay are the part worth slowing down for. Above the opening casements sits a row of small fixed panes, and on original windows those are leaded, sometimes with a coloured margin. The lead came holding them oxidises to a chalky white bloom, and that bloom runs the instant it gets wet, so a pole washed top light sends a milky streak down the clean pane below and the whole window has to be done again. The way round it is to work those panes by hand, dry the lead rather than flood it, and finish them before the glass beneath. The front door often carries the same glass. Where a leaded pane has been replaced by a sealed unit made to imitate one, the strips are stuck to the outside face and lift at the ends, so a blade or a hard scrub will take them off entirely.
What the window cleaning covers
A sample of what is included
- Interior: Edges detailed with a dry microfibre
- Exterior: Glass, frames and sills cleaned together
- Also: Conservatory roofs and glazing
- Exterior: Drainage holes at the bottom of the frame cleared, which otherwise block and let water pool inside
That is a sample rather than the whole list. The full window cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What window cleaning costs in Porchester
Exterior glass on a rota. Interiors are charged separately and need access. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£15 to £28
Typical per visit in Porchester. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per visit |
|---|---|
| Terraced house | £12 to £20 |
| Semi-detached | £15 to £28 |
| Detached | £25 to £45 |
| Interiors, added to a visit | Roughly half again |
| Commercial frontage | Quoted on frequency |
The first clean of glass that has been left costs more than the ones after it, which is why a rota works out cheaper than an annual rescue.
Priced separately
| Extra | Typical cost |
|---|---|
| Conservatory roof | Quoted after seeing it |
| First clean of neglected glass | Higher than the rota price |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
Why does the front of the house always look worse than the back?
Because the two collect different things at different rates. The front takes exhaust film off a busy road, which is oily, holds dust and builds evenly across the pane, so it dulls rather than spots. The back takes garden debris and rain spotting, which looks poor for a day after weather and then stays much the same. Putting the front on a shorter rota and leaving the back on the standard one costs less across a year than shortening the interval for the entire house.
There are dirty streaks running down the wall under the front windows. Can you do anything about those?
Some of it. A concrete sill has a groove moulded into its underside so rainwater drips clear of the wall. Once that groove fills with moss, cobweb and render dust, the water runs back along the sill instead and tracks down the face below, which is what leaves the dark tails. We clear the groove out when we do the window, which stops it getting worse. Render already stained is a separate job and we will say whether it will come back.
You came but the back windows were not done. What happened?
Almost always the side gate. If it is bolted from the garden side, wedged by a bin or a bike, or there is a dog out, we cannot get through and we will not climb over into a garden we have not been invited into. We leave a note and a message when that happens rather than charging for a full clean. The fix is a bolt reachable over the top of the gate, or a key we hold, agreed once and then forgotten about.
Do you clean the conservatory or the extension roof as well?
Glass roofs and the frames around them, yes, from the ground with a pole, and it is worth having done at the same interval as the windows because a roof shows every leaf mark from above. Polycarbonate sheeting is different: it scratches easily, the channels fill with debris and algae, and it will never look like glass afterwards. Tell us which you have when you enquire, and whether anything overhangs it, because that governs how often it needs doing.
Do you cover the whole of Porchester?
Yes, all of NG3 and the surrounding streets, under Nottingham City Council and Gedling Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does window cleaning cost in Porchester?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of windows, how many storeys, and whether interiors are included with the exterior rota. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start window cleaning in Porchester?
Within a fortnight to join the rota, and the first clean of neglected glass takes longer than the ones after it. Most pairs of semis have a side gate and a passage to the back garden, so equipment goes round rather than through the house, and we group Porchester with Mapperley, Carlton and Thorneywood on the rota.
