Window Cleaning for Woodthorpe homes

Interwar bays broken into three or four lights with glazing bars, and often a row of leaded panes above them. Far more edge per elevation than the glass area suggests, so a first clean here takes longer than people expect.

An interwar bay here is not one sheet of glass. It is three or four lights with glazing bars between them and frequently a row of small leaded panes across the top, so a bay with the area of one modern window carries many times the edge to detail. Pole and squeegee cover the flat area quickly, and then the time goes on the corners, the bars and the lead. Metal framed windows, where they survive, are slower again, because the frame is narrow and the glass sits tight against it with no room for a blade. The honest version is that an elevation here takes longer than its size suggests, and a first clean on neglected glass takes longer than the ones after it.

Woodthorpe sits in NG5, under Nottingham City Council and Gedling Borough Council. The housing here is mostly wide interwar detached houses and large semis on generous plots, with 1950s and 1960s detached infill on the roads falling away from the park, and mature gardens behind almost all of it, and that is what shapes this job more than the floor area does.

What we run into on Woodthorpe window cleaning jobs

Honeydew is the local nuisance, and it catches people out because it is not dirt. Aphids feeding in the lime and sycamore trees along these roads drop a fine sugary mist onto everything beneath them, and glass under a mature tree collects it from June through August. Dried, it is tacky, so it holds dust and pollen and builds a film that pure water alone will not lift. It wants a detergent pass and a rinse. The other seasonal one is green algae along the north facing frames behind a conifer hedge, where the frame gets no direct sun and never dries out fully.

How a Woodthorpe window cleaning job actually runs

Access in Woodthorpe is unusually good and unusually awkward at the same time. The houses are wide and low rather than tall, so a water fed pole reaches everything on a two storey elevation without difficulty, and the plots are big enough that we are never working over a neighbour's fence or across their border. What gets in the way is the ground and the planting. Gravel gives a ladder nothing to stand on, which is one of the reasons we work from the ground here, and mature shrubs, conifer hedges and low branches sit hard against the elevations they shade, so the pole has to come in at an angle or a branch has to be held back while we work. The rear is normally behind a side gate, and if that gate is bolted or the dog is out we can only do the front and come back another day, which suits nobody. Leave the gate unbolted on the day, and tell us if you would rather we stayed out of the garden entirely while the house is empty.

Who books it here

The local reference points are Woodthorpe Grange Park and its pets corner, Woodthorpe Drive and Breck Hill Road, which is usually enough for us to find a property without a postcode lookup.

We run Woodthorpe on the same round as Sherwood, Daybrook and Mapperley.

What we check on every Woodthorpe job

The small top lights are where the time actually goes. An original metal casement has a narrow opening light above the main pane with a peg stay, and the glass sits in a slim rebate held by putty or a metal bead, so there is no gap for a blade or a squeegee channel to enter. Water sits in that rebate after a clean and then runs back out across the glass an hour later as a dirty line, which is how a good clean turns into a complaint by teatime. The remedy is the same on every one of them: brush the frame first, rinse the frame before the glass, then let the pole dwell along the bottom rebate until the run off comes away clear. It adds a minute to every opening light on the elevation, and it is the difference between glass that dries clean and glass that streaks by the evening.

What the window cleaning covers

A sample of what is included

  • Also: Commercial frontages on a weekly or fortnightly rota
  • Also: Green algae on north-facing frames
  • Also: Hard water spotting treated as limescale rather than scrubbed
  • Also: Conservatory roofs and glazing

That is a sample rather than the whole list. The full window cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What window cleaning costs in Woodthorpe

Exterior glass on a rota. Interiors are charged separately and need access. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£15 to £28

Typical per visit in Woodthorpe. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per visit
Terraced house£12 to £20
Semi-detached£15 to £28
Detached£25 to £45
Interiors, added to a visitRoughly half again
Commercial frontageQuoted on frequency

The first clean of glass that has been left costs more than the ones after it, which is why a rota works out cheaper than an annual rescue.

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Why does the glass film up again so quickly in summer?

Because it is honeydew off the trees rather than road dirt. It is a sugary residue that dries tacky and then collects every particle of dust and pollen that lands on it, so a fortnight after a clean the glass can look worse than ordinary dirt would after a month. No change of method fixes that. What works is shortening the rota through July and August on the elevations sitting under trees and leaving everything else on the usual interval.

Our metal framed windows have rust in the bottom of the frame. Can you clean it off?

We take off what is loose and we stop there. Surface rust and the black staining in the channel come away with a soft brush and the vacuum, and we clear the drainage slots so water stops standing in them, which is the actual cause. What we will not do is put an abrasive or a wire brush to a steel frame, because the paint film is the only thing holding the corrosion back and breaking it makes the problem worse quickly.

Will pure water damage our leaded panes?

No, and it is the gentler of the options. What we avoid is pressure and scrubbing across the lead itself, because old cames go soft and the cement between the lead and the glass can already be loose, and pushing at it is what opens up a rattle or a leak. We brush along the lead rather than across it, keep the pole moving and rinse thoroughly. If a pane is already loose in its came we point it out and leave it alone rather than making it worse.

Do you clean the frames and the sills as well as the glass?

Yes, and on this stock it matters more than usual. Painted metal and timber frames hold algae and a chalky film that runs down onto clean glass the first time it rains if it has been left, so the frame and the sill are washed and rinsed before the glass is finished. Bay sills here are wide and flat, so they collect moss and leaf litter from whatever grows over them, and we clear the corners and the drainage rather than sweeping it onto the glass.

Do you cover the whole of Woodthorpe?

Yes, all of NG5 and the surrounding streets, under Nottingham City Council and Gedling Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does window cleaning cost in Woodthorpe?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of windows, how many storeys, and whether interiors are included with the exterior rota. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start window cleaning in Woodthorpe?

Within a fortnight to join the rota, and the first clean of neglected glass takes longer than the ones after it. Almost every house has a drive, so the van comes off the road and the equipment travels a short distance, and we group Woodthorpe with Sherwood, Daybrook and Mapperley on the rota.
