Laundry & Ironing for Sherwood Rise homes

Plenty of these flats have no machine and never will, because plumbing one in means cutting into a stack the whole building shares and that is the freeholder's decision. No shared laundry room either: a converted house was never built with one.

The customer here is often somebody with no washing machine at all, which is ordinary in a converted villa. When a house is split, the plumbing follows whatever was easy at the time, so one flat gets a machine under the worktop and the flat above has a sink and nowhere to run a waste. Putting one in afterwards means a new connection into a soil stack the whole building shares, and that is not a tenant's decision or even a leaseholder's alone: it is the freeholder's, with the lease setting out what is allowed. There is no shared laundry room to fall back on either, since a converted house was never built with one. So the choice is a launderette or a round that collects, and the second suits hours that do not fit a launderette.

Sherwood Rise sits in NG7, under Nottingham City Council. The local reference points are Mansfield Road on the climb out of town, the Rock Cemetery and Forest Road East, which is usually enough for us to find a property without a postcode lookup.

What we run into on Sherwood Rise laundry & ironing jobs

The other half of the work here is bedding that belongs to the flat rather than to the person sleeping in it. Furnished lets come with sheets, duvet covers and towels bought in bulk, nearly always polycotton because it is cheap and does not need pressing, and it behaves differently in a wash from cotton people buy themselves. It pills where it rubs, greys after enough hot washes, and comes back looking tired when it is genuinely clean. Sizes drift too, because sets get replaced an item at a time, so a flat ends up with a king cover on a double duvet. We count by item and by size, which is the only way a set stays a set.

How a Sherwood Rise laundry & ironing job actually runs

The round only works if the handover does. A van on this hill cannot sit outside a communal door waiting, so collections run to a set time on a set day and the bag wants to be ready at it. Where the flat is on the second or third floor the bag comes down to us rather than us going up for it, which is the difference between a five minute call and a twenty minute one across a whole street. Returns are the harder direction, because clean washing cannot stand about in a shared hall. If you are out, the arrangements that work are keys logged to us in writing, a neighbour who has actually agreed to take it, or an evening slot. Say at the start whether anything must not go in with the rest, whether anyone in the flat needs non biological or fragrance free detergent, and whether you want the return folded or on hangers. Where one owner runs several furnished flats in the building on counted linen, the whole address can be done in a single call, which makes the most sense of a house like this.

Who books it here

End of tenancy work dominates, because a converted villa holds four or five tenancies and each one ends on its own date. Landlords book a deep clean when a flat has turned over several times without one. Regular domestic work is smaller flats on a fortnightly slot, plus a monthly pass on the common stairs.

We run Sherwood Rise on the same round as Carrington, Forest Fields and New Basford.

What we check on every Sherwood Rise job

Where a machine has been fitted into a converted flat, it is worth looking at how it drains, because it explains a good deal of what we get asked about. The plumber ran the outlet to the nearest waste, which is nearly always the trap under the kitchen sink, and the hose sits at whatever height the cabinet allowed rather than the height the manufacturer asked for. Too low and the drum siphons itself while it is still filling, so the cycle runs long and cool and the washing comes out smelling of the machine rather than of anything else. Too far from the stack and the pump labours. The sign is the sink: it gurgles and backs up when the machine empties, and there is a grey tide line inside the bowl. None of that is a laundry fault and none of it washes out, and it is the reason some flats here send everything out instead of arguing with a machine fitted where it fitted.

What the laundry & ironing covers

A sample of what is included

  • Service wash, charged by weight: Bags weighed at collection, with the weight and the price confirmed before anything is washed
  • Ironing: Bed linen and duvet covers, slow work and priced separately from clothes
  • Linen, towels and household items: Workwear kept apart from household washing, which is the whole point of sending it out
  • Ironing: Shirts, blouses, trousers, dresses, school uniform and workwear

That is a sample rather than the whole list. The full laundry & ironing page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What laundry & ironing costs in Sherwood Rise

Typical UK rates. Washing is priced by weight, ironing by item or by hour, duvets individually. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£2 to £4

Typical cost in Sherwood Rise. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical cost
Service wash, washed, dried and folded, per kg£2 to £4
Minimum load, or a minimum charge instead5 to 8kg, or £15 to £25
Washed, dried and ironed, per kg£6.50 to £9
Ironing only, per kg£5.50 to £9
Ironing, per hour£14 to £20
Shirt, washed and ironed£1.50 to £3

A 6kg bag works out at £12 to £24 on the per kg rate but is usually billed at the £15 to £25 minimum, so that is the realistic floor for a single load. Ironing is the expensive half: washed, dried and ironed runs £6.50 to £9 per kg against £2 to £4 for washing alone, which is why sending shirts priced by the item often works out cheaper than sending a whole bag ironed.

Priced separately

ExtraTypical cost
Duvet, single£14 to £22
Duvet, double£18 to £27
Duvet, king or super king£25 to £32
Collection and return, per orderFree to £5

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Questions

Laundry & Ironingin Sherwood Rise

Ring us on 07438 843980, or see the full service page.

Can the bags just be left inside the front door of the building?

No, and clean washing least of all. A bag standing in a communal hall is walked past by everybody in the building and by everybody's visitors, and it is nobody's fault when it goes. A fixed slot solves it: the same day each week at an hour you are in, or keys logged to us in writing, or a neighbour who has genuinely agreed rather than been volunteered. Give us the entry panel number and the floor when the round is set up.

Is it cheaper to send the ironing with the washing?

Send them as two things and say which matters most. A bag of shirts weighs little and takes a long time; a bag of towels is the other way round, which is why washing goes by weight and ironing does not. If there is nowhere to hang a return, say so: shirts come back on hangers under a cover and want a rail or a door. Folded flat is a fine answer. Uniform and workwear on a fixed weekly day suits this housing best.

We let several flats in the house. How should the linen be counted?

Per flat, not per building. An owner running several furnished lets under one roof is best served by a set count of sheets, covers and towels for each individual flat, cycled so a full change is always in the flat and a full change is always with us. Pooling them across the address sounds efficient and produces a building where nothing is a set and no flat holds a complete one. Everything is listed at collection, checked back at return, and the sheet stays with the flat.

Is there anything you will not take?

Several things, named at the door rather than after. There is no dry cleaning plant behind this service, so a dry clean only label, tailoring, structured jackets, silk, cashmere and unlined wool go to a dry cleaner. A king or feather duvet needs a drum big enough to let it move and will not get one in a domestic machine, so that goes to a launderette. In a flat with nowhere to dry something that comes back damp, that boundary matters more than it would in a house.

Do you cover the whole of Sherwood Rise?

Yes, all of NG7 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does laundry & ironing cost in Sherwood Rise?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the weight rather than the item count, whether ironing is included or just washing, and how often we collect. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start laundry & ironing in Sherwood Rise?

Within a few days to set up a collection day, and after that it runs to the same day each week. The hill is the problem, and we group Sherwood Rise with Carrington, Forest Fields and New Basford on the rota.
