Laundry & Ironing for The Park Estate homes
Nowhere here dries washing. The gardens are terraced, walled and under canopy, and in the converted flats the airing cupboard lost its cylinder to a combination boiler and is now an unheated cupboard on a cold half landing.
Ask where the washing dries and the honest answer in most of these houses is nowhere good. The gardens are terraced, walled and shaded by mature canopy, so a line at the back catches an hour of sun and the load comes in heavier than it went out, and the front of a villa on a conservation estate is not where anyone wants a rotary line. Indoors is the tall cold room problem instead. That leaves two sorts of customer here: a household running bedrooms across three floors, where the bed linen alone is beyond one machine and a weekend, and a professional couple in a converted flat with a washer under the worktop, no dryer and no drying space that belongs to them.
The Park Estate sits in NG7, under Nottingham City Council. The local reference points are the gas lamps, Nottingham Castle and the tunnel entrances, which is usually enough for us to find a property without a postcode lookup.
What we run into on The Park Estate laundry & ironing jobs
The airing cupboard is the thing that has quietly gone. In a house of this age the cupboard on the half landing was warm because a hot water cylinder stood in it, and the slatted shelves above were where the whole household aired and stored linen. Convert the building into flats, fit a combination boiler, and the cylinder comes out, leaving a deep unheated cupboard on a cold half landing that people still use as though it aired anything. Linen put away from an airer into one of those goes in damp and comes out smelling of the cupboard, which is a complaint we hear far more often than any question about washing.
How a The Park Estate laundry & ironing job actually runs
The round runs to a fixed morning and the same roads each week, which matters here because a vehicle cannot pull up outside and sit while somebody looks for a bag. The spaces are allocated, the roads are private, and a driver hunting for somewhere to stand is spending your slot rather than his own. So bags want to be ready at the agreed time. Where the walk from the vehicle to the door is a flight of steps and a path, and on this estate it usually is, two lighter bags beat one heavy one and a bag with handles beats a sack. Nobody needs to be at home. What we do need is a dry covered place to leave a return, agreed once and written down, and in a divided villa that place is inside your own front door rather than in the entrance hall the whole building walks through. Returns come back folded or on hangers, and a hanging return needs somewhere to hang for a few hours if you are out. These houses manage that better than most, since there is nearly always a rail or a hook on a landing in nobody's way.
Who books it here
Large period properties and apartment conversions, where the work is as much about protecting original material as removing dirt. Deep cleans rather than weekly visits, and often before or after an event.
We run The Park Estate on the same round as Nottingham City Centre, Lenton and Radford.
What we check on every The Park Estate job
The tall room is what defeats indoor drying here, and it is worth understanding why, because people assume the height helps. A room over three metres to the ceiling holds a great deal of air, and the warm moist air coming off a load of washing rises straight to the top of it and sits there against a cold ceiling and the cold face of a sash. What comes back down is condensation, landing on the reveal, the cill and the top corners of the room rather than returning to the washing. So the load takes days, the room smells of it, and the damage is happening at the window rather than where the airer stands. Two rooms show it before anywhere else in a Park flat: the lower ground one with the bank behind its wall, and whichever room carries the largest single glazed window. If washing has to dry indoors, put it in the smallest room with the door shut and the window on the latch.
What the laundry & ironing covers
A sample of what is included
- Linen, towels and household items: Bed linen sets for lets, HMOs and holiday flats, cycled on a counted rotation
- Service wash, charged by weight: Sorted by colour and fabric, so whites, lights, darks and towels run separately
- Ironing: Shirts, blouses, trousers, dresses, school uniform and workwear
- Linen, towels and household items: Duvet covers, sheets and pillowcases washed and either pressed or folded flat
That is a sample rather than the whole list. The full laundry & ironing page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
The cleaner who comes to your The Park Estate property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.
What laundry & ironing costs in The Park Estate
Typical UK rates. Washing is priced by weight, ironing by item or by hour, duvets individually. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£2 to £4
Typical cost in The Park Estate. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical cost |
|---|---|
| Service wash, washed, dried and folded, per kg | £2 to £4 |
| Minimum load, or a minimum charge instead | 5 to 8kg, or £15 to £25 |
| Washed, dried and ironed, per kg | £6.50 to £9 |
| Ironing only, per kg | £5.50 to £9 |
| Ironing, per hour | £14 to £20 |
| Shirt, washed and ironed | £1.50 to £3 |
A 6kg bag works out at £12 to £24 on the per kg rate but is usually billed at the £15 to £25 minimum, so that is the realistic floor for a single load. Ironing is the expensive half: washed, dried and ironed runs £6.50 to £9 per kg against £2 to £4 for washing alone, which is why sending shirts priced by the item often works out cheaper than sending a whole bag ironed.
Priced separately
| Extra | Typical cost |
|---|---|
| Duvet, single | £14 to £22 |
| Duvet, double | £18 to £27 |
| Duvet, king or super king | £25 to £32 |
| Collection and return, per order | Free to £5 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Can you take a superking duvet cover set?
The covers, sheets and pillowcases yes, the duvet itself no. Bed linen for the larger beds in these houses is full size and very heavy wet, so it is priced separately from clothes and it is the drying rather than the washing that sets the turnaround. A king or superking duvet, and a feather one of any size, needs a drum we do not have, so that goes to a launderette with a machine big enough for it.
We are in a flat inside one of the villas. Where does collection happen?
At your own front door rather than in the shared entrance hall. That hall is common to several households and a bag standing in it belongs to nobody in particular, so we come up and the count sheet is done on your threshold. Tell us which bell or entryphone button is yours and roughly which floor you are on, because a driver working a fixed morning slot should not be spending it guessing at a panel with four names on it.
Could we not just put a line up in the garden?
You can try, and on most of these plots it will disappoint you. The gardens are terraced, walled and under mature canopy, so a line catches a fraction of the day's sun and almost none of the wind, and washing left out under trees comes in marked by whatever is above it. Where the garden is shared between flats, a permanent line is also a conversation with the other households and possibly with the estate. Worth having for a summer afternoon, no use at all for a week's washing.
We make up beds on three floors. How does the counting work?
By bag and by item both. Everything is counted onto a sheet at the door and counted back at return, and where a household is making up beds across three floors we count linen as sets rather than as loose pieces, so a missing pillowcase shows on the sheet that day instead of a fortnight later. Tell us which room each set belongs to and it comes back bagged that way. It costs nothing to do and it saves whoever makes the beds a job.
Do you cover the whole of The Park Estate?
Yes, all of NG7 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does laundry & ironing cost in The Park Estate?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the weight rather than the item count, whether ironing is included or just washing, and how often we collect. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start laundry & ironing in The Park Estate?
Within a few days to set up a collection day, and after that it runs to the same day each week. A private estate with gated entrances and its own parking rules, and we group The Park Estate with Nottingham City Centre, Lenton and Radford on the rota.
