Driveway & Patio Cleaning for Highbury Vale homes

Hardly anybody here has a drive. The work is front paths, back yards and the shared entry between two houses, which is jointly used, permanently in shadow, and the only route the slurry can take is somebody's back door.

There is very little driveway work on these streets, for the straightforward reason that there are very few driveways. The front gardens are a stride deep and open onto the pavement, so what actually gets booked is the front path and the step, the back yard, and the shared entry that runs between two houses to reach it. Those are three different problems. The path is short, public and in daylight. The yard is enclosed, usually concrete, and reached only through the house or down the entry. The entry itself is half roofed, never sees the sun, and goes black rather than green. It is also the one that has to be settled with a neighbour before anything starts, because the surface belongs to both of you.

Highbury Vale sits in NG6, under Nottingham City Council. Most of the book here is fortnightly domestic work. Tenancy turnarounds are the second stream, because a large share of these streets is let rather than owned by whoever lives there. Deep cleans arrive in autumn, when the heating goes back on and the walls in the back bedroom start marking.

What we run into on Highbury Vale driveway & patio cleaning jobs

On the interwar houses the front path finishes against a wall with airbricks in it, a course or two up, and sometimes lower than that where the path has been relaid over the original level. Those bricks ventilate a suspended timber floor. A lance held low and square drives water and slurry straight through one and into the void underneath, where nothing dries out and nobody ever looks. So they get sheeted and taped before the machine is started, along with the threshold, and every pass works away from the house rather than toward it. The later houses on the same street often have none, because the ground floor was poured rather than boarded.

How a Highbury Vale driveway & patio cleaning job actually runs

Everything about this job here is decided by where the water can go and where the machine can stand. The washer runs off the van, so the van has to be near enough for the hose to reach a back yard, and with no drives on these streets that means a side street and a hose run down an entry or through the house. A hose across a public footway is a trip hazard, so it gets matted and coned and we keep somebody watching the front while the machine is live. The yard is the other question. If the only way in is through the hall, we sheet the route and bring the lance and the rotary head through in one trip rather than crossing back and forth all morning. Timing is worth planning too. This is loud work close to other people's walls, and on streets where shift patterns are common we would rather agree a window with you than turn up at eight. Block paving needs to dry before the sand goes back in, so a settled dry day is worth waiting for, and sealing is always a separate return visit rather than the same afternoon.

Who books it here

The housing here is mostly interwar and postwar semis and short terraces set close together along the through road and the side streets off it, with a strong rented share and small front gardens onto the pavement, and that is what shapes this job more than the floor area does.

We run Highbury Vale on the same round as Bulwell, Old Basford and Cinderhill.

What we check on every Highbury Vale job

A shared entry gives you the sharpest line you will see on anything we clean. The passage is roofed at the house end and open at the other, and the growth stops dead where the daylight stops, so there is a black band across the concrete and up both brick walls with an edge to it that looks painted on. What is on the dark half is algae rather than dirt, it is genuinely slippery once it is wet, and it is why people come off their feet in their own entry rather than in the street. Under it, the concrete was usually laid with very little fall, so water sits in a low spot instead of running out to the yard, and you cannot see where that spot is until the black is off. We tell you where it is when we find it, because standing water is a drainage answer rather than a cleaning one and it will simply grow the algae straight back.

What the driveway & patio cleaning covers

A sample of what is included

  • Putting it back: Jointing compound instead of loose sand where joints are wide, on a slope, or where you want the weeds held down longer
  • The clean: The run-off checked before we leave, not after somebody complains
  • The clean: Black spot lichen treated with a proprietary remover and dwell time, because pressure alone does not lift it and pressure hard enough to try will damage the slab
  • The clean: Rotary surface cleaner across the open area, which is what keeps every pass even

That is a sample rather than the whole list. The full driveway & patio cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

The cleaner who comes to your Highbury Vale property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.

What driveway & patio cleaning costs in Highbury Vale

Cleaning priced by the square metre at typical UK rates, with a minimum charge on small jobs. Re-sanding and sealing are quoted separately. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£100 to £200

Typical cost in Highbury Vale. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical cost
Cleaning, per square metre£3 to £6
Minimum charge on a small jobUsually billed as a 30 m² minimum
Patio, up to 20 m²£90 to £160
Single drive, 30 to 40 m²£100 to £200
Double drive, 50 to 70 m²£150 to £280
Large drive, 90 m² and over£225 to £350

The minimum charge is what catches people out. A 15 m² patio is usually billed as 30 m², so at £3 to £6 per square metre it costs the same £90 to £180 as a patio twice the size. Cleaning a patio and a path in the same visit spreads that minimum across more ground.

Priced separately

ExtraTypical cost
Block paving re-sanding, per m²£1.50 to £3
Sealing, on a separate dry visit, per m²£4 to £10
Clean and seal together, single drive£200 to £300
Heavy moss, weed or oil pre-treatment, per m²£2 to £5

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Questions

Driveway & Patio Cleaningin Highbury Vale

Ring us on 07438 843980, or see the full service page.

The entry is shared with next door. Can you just do our half?

There is no sensible half. It is one slab of concrete between two walls, the water runs the length of it, and washing one end leaves a line across the middle that looks worse than leaving the whole thing. Both households normally agree it and split it, which works out cheaper each than either of you doing a path alone. Speak to them before you ask us for a date, because we would rather not knock on a door with a machine already running.

Our path opens straight onto the footway. Where does all the water go?

Not into the road, and not left standing on the pavement either. The slurry is swept and vacuumed off the surface rather than flushed away, and the run off is checked before we leave rather than after somebody complains about it. That matters more here than on a private drive, because the footway outside carries people walking to the tram, and wet paving with a film of algae slurry on it is properly slippery. We work in from the boundary and finish at the gate.

Is a small front path really worth a contractor?

Often not, and we will say so. A short slab path, a hired washer and a Saturday afternoon gets a perfectly good result for very little, and we would rather tell you that than take the booking. Where it stops being a sensible job on your own is block paving, natural stone, and the shared entry, because the entry is long, permanently wet and slippery to work on, and it is the surface where people get hurt doing it themselves.

Will the weeds and the black come back?

The growth comes back, because washing removes it rather than killing what is left in the joint, and nobody should promise otherwise from a pressure washer alone. Killing it is a chemical job with a legal edge: a professional use weedkiller or moss killer is a plant protection product and only somebody holding a certificate of competence may apply one, so ask any contractor which product and to see the certificate. A properly filled joint is the practical control.

Do you cover the whole of Highbury Vale?

Yes, all of NG6 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does driveway & patio cleaning cost in Highbury Vale?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the square metreage, the surface, and whether you want re-sanding or sealing afterwards. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start driveway & patio cleaning in Highbury Vale?

Within a week or two from March onwards, and we watch the forecast rather than book a hard date in winter. Front gardens are too short for a drive, and the through road is no place to leave a van, and we group Highbury Vale with Bulwell, Old Basford and Cinderhill on the rota.
