Driveway & Patio Cleaning for Clifton Village homes

Usually there is no drive. Flagged paths, hollowed stone steps, a small front court and gravel at the bigger houses, none of it flat enough for a rotary head to hold its height, and nowhere for the slurry to go but downhill onto somebody else.

Begin with what is actually there, because it is rarely a drive. The older houses park on the street and the hard surfaces are a flagged path to the door, worn stone steps, a small enclosed front court and a yard behind, with gravel instead of paving at the bigger properties. None of that suits the machine that does the work on a modern estate. A rotary surface cleaner keeps its finish even by riding at a fixed height, and across riven flags, brick on edge and setts it rocks off the high points and scallops the hollows. Gravel is not a washing job in the first place. So the survey decides what takes a rotary, what takes a lance turned well down, and what is better weeded, raked and topped up instead of jetted.

Clifton Village sits in NG11, under Nottingham City Council. Settled owner occupiers who move rarely, so the work is a stable fortnightly round rather than a churn of one off jobs. Alongside it, an annual deep clean in houses where the fabric dictates the method, and carpet and upholstery work driven by what the mature trees put on the ground from September onward.

What we run into on Clifton Village driveway & patio cleaning jobs

Stone steps and thresholds here are worn hollow in the middle, and the wear tells you exactly where water stands. The black film on them sits in the hollow and nowhere else, because that is where a puddle stays for a day after rain and never fully dries. It is also the thinnest and softest part of the stone. A lance held on it takes the face off and leaves a pale patch shaped like the puddle; a rotary bridges the dip entirely and misses it. So steps are worked by hand with a treatment and dwell time, and where one has worn through into a crack we say so rather than opening it up with pressure.

How a Clifton Village driveway & patio cleaning job actually runs

Everything here is governed by water: getting it to the machine, and knowing where it goes afterwards. There is often no outside tap, so we either run from indoors or bring our own supply, and a pressure hose only reaches so far from a vehicle that cannot stop by the door. Then the ground falls. The village sits above the river and most plots drain toward a boundary rather than a gully, so slurry left to find its own way ends up in a neighbour's garden or on the public surface, and neither is ours to send it onto. It is held at the low edge, swept up and taken away with us. The walls are the other constant. Almost every one of these surfaces is bounded by old brick or stone bedded in lime, and the bottom courses of a wall are where a wash goes wrong, so the last stretch beside it is worked at a pressure that would look timid on a modern drive, angled away from the masonry, with the base sheeted. We run the machine in the middle of the day rather than early, because in an enclosed street everybody hears it.

Who books it here

The housing here is mostly listed and period property round the church and the hall, from small cottages to substantial houses in walled grounds, with twentieth century infill dropped in between them, and that is what shapes this job more than the floor area does.

We run Clifton Village on the same round as Clifton, Wilford and Ruddington.

What we check on every Clifton Village job

The joints are where the argument sits on old paving. Flags round here are commonly bedded on sand or straight onto the ground, with a lime pointing that gave up decades ago, and what fills the joint now is soil, moss and root. It reads as neglect and it is quietly doing a job: where no mortar is left, that packed material is a large part of what stops a flag rocking underfoot. Blast every joint back to nothing and you get a very smart terrace that moves when you cross it, and moves more each winter as water works underneath. So the growth comes off the face, the joints are cleared to a sensible depth rather than to the bottom, and we tell you which ones want repointing in lime by somebody who does that work. Kiln dried sand belongs in block paving and does nothing at all in a joint this wide.

What the driveway & patio cleaning covers

A sample of what is included

  • The clean: Lance work confined to edges, kerb lines, steps and the corners a rotary physically cannot reach
  • Putting it back: Sealing quoted as a separate return visit on a properly dry surface, never the same day
  • Before the water goes on: Sunken blocks, rocking slabs and failed edge kerbs pointed out before we start rather than blamed on the wash afterwards
  • Putting it back: Sand worked down and topped up in stages rather than scattered once and swept off

That is a sample rather than the whole list. The full driveway & patio cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

The cleaner who comes to your Clifton Village property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.

What driveway & patio cleaning costs in Clifton Village

Cleaning priced by the square metre at typical UK rates, with a minimum charge on small jobs. Re-sanding and sealing are quoted separately. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£100 to £200

Typical cost in Clifton Village. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical cost
Cleaning, per square metre£3 to £6
Minimum charge on a small jobUsually billed as a 30 m² minimum
Patio, up to 20 m²£90 to £160
Single drive, 30 to 40 m²£100 to £200
Double drive, 50 to 70 m²£150 to £280
Large drive, 90 m² and over£225 to £350

The minimum charge is what catches people out. A 15 m² patio is usually billed as 30 m², so at £3 to £6 per square metre it costs the same £90 to £180 as a patio twice the size. Cleaning a patio and a path in the same visit spreads that minimum across more ground.

Priced separately

ExtraTypical cost
Block paving re-sanding, per m²£1.50 to £3
Sealing, on a separate dry visit, per m²£4 to £10
Clean and seal together, single drive£200 to £300
Heavy moss, weed or oil pre-treatment, per m²£2 to £5

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Our drive is gravel. Can it be pressure washed?

No, and anyone who says otherwise is going to move your gravel into the border. Loose stone cannot be held still under a jet. What a gravel drive wants is the weed and moss taken out of it, the surface raked back level where traffic has pushed it into ruts, and fresh stone worked in where it has thinned. That is groundwork rather than cleaning, and we would rather tell you that than sell you a wash it cannot take.

Where does the dirty water go? There is no drain out there.

It gets contained rather than sent anywhere. On most of these plots the ground falls away, so anything left to run finds a neighbour's garden or the public street, and neither is ours to put it on. We block the low edge before the machine starts, sweep and vacuum the slurry once it has settled, and take it away with us. Surface water drains generally run to a watercourse rather than to treatment, which is the other reason it does not go down one.

Will the path look as good as a block drive when it is done?

It will look like clean old stone, which is not the same thing and is usually what people actually want. Riven flags keep their colour variation, the wear patterns stay visible, and the joints stay dark because there is soil in them rather than sand. What goes is the green film, the black spotting and the moss on the face. Anyone promising an old flagged path will come up uniform has either not seen it or is planning to use enough pressure to take the surface with them.

Should we have it sealed afterwards?

Think hard before you do on old stone. A sealer is a film, and porous stone laid against a wall that has no damp course does better when it can dry out through its face rather than being asked to hold moisture in. On top of that, sealing traps anything still in the surface, and old paving rarely goes completely clean. If you do want it, it is a separate visit on a surface that is dry the whole way through, never the same day.

Do you cover the whole of Clifton Village?

Yes, all of NG11 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does driveway & patio cleaning cost in Clifton Village?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the square metreage, the surface, and whether you want re-sanding or sealing afterwards. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start driveway & patio cleaning in Clifton Village?

Within a week or two from March onwards, and we watch the forecast rather than book a hard date in winter. The lanes are narrow and walled, and most older houses have no drive, and we group Clifton Village with Clifton, Wilford and Ruddington on the rota.
