Driveway & Patio Cleaning for Clifton homes

Front drives here were added later, cut into what was lawn, and most stop at soil with no edging kerb. The outer course is held by jointing sand alone, so the edge is washed gently and re-sanded properly.

Almost every front drive on the estate was put in after the house was built, laid across what used to be front lawn, and that decides how it gets cleaned. A drive added that way usually stops at soil or turf rather than at an edging kerb, which means the outer course of blocks is held in place by nothing except the sand in the joints. Jet that edge at full pressure and you take the sand out from under blocks with no restraint behind them, and they spread. So the rotary runs across the open area and the outer course is worked deliberately gently, and putting the sand back afterwards matters more here than it would on a drive with a proper kerb. Anything already rocking or sunk gets pointed out before we start, not after.

Clifton sits in NG11, under Nottingham City Council. A large regular domestic round across the estate, with a separate seasonal spike in end of tenancy work near the NTU campus.

What we run into on Clifton driveway & patio cleaning jobs

The line where paving meets grass is where the work actually is. Grass creeps sideways into the joints out of the lawn and roots in the sand, so the first two or three courses have a green fringe growing out of them rather than moss sitting on them, and all of that has to be pulled and scraped by hand before any water goes on. Underneath, the sand is usually gone to a depth you can put a finger into. The other repeat is a dark oil shadow in one fixed spot, because a car goes back on the same square metre of block every night for years, and that is a chemistry problem rather than a pressure one.

How a Clifton driveway & patio cleaning job actually runs

Access is the easy part of a drive job here and water is the hard part. We work off your outside tap where there is one and bring a tank where there is not, so say at booking which you have and roughly where it is. A tap in a rear garden with no route round the side means a hose run out through the kitchen or the tank instead, better known in advance. The wash itself is loud and wet for several hours, and on an open frontage with nothing between you and next door, their car, their washing and their open window are all within range. We sheet what needs sheeting, and would far rather you gave them a day of notice. Cars have to be off the drive for the whole visit and a while after, which on a street where everybody parks on their own frontage is worth arranging beforehand. Block paving cannot be re-sanded until it has dried, so outside a settled dry spell the sand goes in on a second visit. Sealing is always a separate return on a dry surface and never the same day, whatever the forecast says.

Who books it here

The housing here is mostly one of the largest postwar estates in the country, mostly semis and short terraces, plus student housing near the NTU campus, and that is what shapes this job more than the floor area does.

We run Clifton on the same round as Ruddington, West Bridgford and Chilwell.

What we check on every Clifton job

Three things turn up again and again on these frontages. The first is a dark band across the drive where a shallow depression has formed under the wheel tracks, which holds water after rain and grows black spot lichen in it. Lichen is a remover and dwell time problem rather than a pressure one, and pressure hard enough to shift it takes the face off the block. The second is the strip along the house wall, where paving often runs within a course or two of the door and the air brick, and that strip needs the water directed away from the wall rather than into it. The third is the joint where the added drive meets the original concrete path to the front door, two surfaces of different ages sitting against each other with one of them settled. That joint is where weed comes back first, so it is worth taking a jointing compound along it instead of loose sand, which holds it down through the winter as well.

What the driveway & patio cleaning covers

A sample of what is included

  • Before the water goes on: Sunken blocks, rocking slabs and failed edge kerbs pointed out before we start rather than blamed on the wash afterwards
  • Putting it back: Sealing quoted as a separate return visit on a properly dry surface, never the same day
  • The clean: Lance work confined to edges, kerb lines, steps and the corners a rotary physically cannot reach
  • Putting it back: Everything we moved put back where it was

That is a sample rather than the whole list. The full driveway & patio cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What driveway & patio cleaning costs in Clifton

Cleaning priced by the square metre at typical UK rates, with a minimum charge on small jobs. Re-sanding and sealing are quoted separately. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£100 to £200

Typical cost in Clifton. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical cost
Cleaning, per square metre£3 to £6
Minimum charge on a small jobUsually billed as a 30 m² minimum
Patio, up to 20 m²£90 to £160
Single drive, 30 to 40 m²£100 to £200
Double drive, 50 to 70 m²£150 to £280
Large drive, 90 m² and over£225 to £350

The minimum charge is what catches people out. A 15 m² patio is usually billed as 30 m², so at £3 to £6 per square metre it costs the same £90 to £180 as a patio twice the size. Cleaning a patio and a path in the same visit spreads that minimum across more ground.

Priced separately

ExtraTypical cost
Block paving re-sanding, per m²£1.50 to £3
Sealing, on a separate dry visit, per m²£4 to £10
Clean and seal together, single drive£200 to £300
Heavy moss, weed or oil pre-treatment, per m²£2 to £5

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Will jetting damage the edge of the drive?

It can, which is exactly why the edge is treated differently from the middle. Where a drive was laid up to grass with no kerb, the outer blocks rely entirely on the jointing sand, so we drop the pressure and change the angle along that course instead of running the rotary over it. If blocks there are already rocking we will show you before starting. That is groundwork rather than cleaning, and it wants doing before a wash rather than after one.

Where does all the water and dirt go?

Not onto the footway and not into the neighbour's garden, which is the usual complaint about a drive being jetted. A front drive here rarely has a gully of its own, so we work the run off towards a point chosen before we start, sweep and vacuum the slurry up rather than flushing it away, and clear the grating at the end where the water reaches one. Door thresholds and any air brick at ground level are covered first.

Should the drive be sealed afterwards?

It is worth considering and it is a separate visit. Sealing traps whatever is underneath it, so the surface has to be genuinely dry, meaning two or three dry days after a wash rather than a dry afternoon. On a drive with no edging kerb it also helps hold the jointing sand where it belongs, which is the weak point on most of these frontages. What it does not do is make the surface maintenance free, and a sealed drive still wants washing before the next coat.

Can the back be done at the same time as the front?

Usually yes, and it works out cheaper than two visits because the set up is most of the cost. The thing to check is the route, since hoses have to reach the back and where the only way round is a narrow side path or a bolted gate, that needs to be clear on the day. Concrete slabs and a poured path at the rear take a different pressure from block paving at the front, so they are quoted separately even when done together.

Do you cover the whole of Clifton?

Yes, all of NG11 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does driveway & patio cleaning cost in Clifton?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the square metreage, the surface, and whether you want re-sanding or sealing afterwards. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start driveway & patio cleaning in Clifton?

Within a week or two from March onwards, and we watch the forecast rather than book a hard date in winter. Good throughout, with wide roads and generally available parking, and we group Clifton with Ruddington, West Bridgford and Chilwell on the rota.
