Gutter Cleaning for Cotgrave homes

The trees planted with the estate stand on the greens and verges rather than in gardens, so a house facing one takes a heavy drop off a tree it cannot prune. The low gutters over porch canopies take the rest.

The estate is sixty years old and so is its planting, which is what sets the interval on this job. The trees went in on the greens and the verges rather than in back gardens, so they are full sized now and they stand in front of somebody's house rather than beside their own. A house facing one takes a heavy autumn drop off a tree it does not own and cannot prune, while an identical house a street back takes almost nothing. The other half of the work sits much lower. These types have a flat roofed porch canopy or a flat roofed back addition, each with a short run of gutter at single storey height that nobody thinks of as guttering until it starts running down a door frame.

Cotgrave sits in NG12, under Rushcliffe Borough Council. On the practical side: Parking is easy compared with the city: drives, garage blocks and rear courts. The awkward part is finding the door, because some of the estate houses front onto a footpath with the parking behind, so tell us which side you actually use.

What we run into on Cotgrave gutter cleaning jobs

Where a pitched roof discharges onto a flat one the debris does not spread, it lands in a fan below the point the tiles end, and the gutter along the far edge of that flat roof takes the lot in one place rather than evenly along its length. On a felt roof the chippings travel down with it, so the low gutter fills with a coarse dark grit heavier than anything off the main roof, and it packs hard at the outlet. A porch canopy is worse again: the outlet is small, the stub downpipe beside the door is no wider than a wrist, and once it blocks the water goes over the front lip onto the step.

How a Cotgrave gutter cleaning job actually runs

Where the pole can stand is the whole scheduling question, and it changes with which part of the village you are in. On the estate the front is usually easy: a bay or a drive gives the ground clearance a long pole needs in order to lean back off the wall, and there is open green rather than a hedge to stand in. The back is tighter, because the gardens are long but the strip immediately behind the house often holds a shed, a rotary line and a run of paving right up to the wall. Anything standing against that back wall wants moving the evening before rather than on the morning. On the newer plots the elevations are taller and the passage between the houses is narrower, which is where the setup takes the time. Bookings want putting late in the year rather than early. With mature trees on the greens the drop here runs well past October, and a run cleared in early autumn will have refilled before the wet weather that matters arrives. One visit timed properly beats two guessed at, and everything that comes out leaves with us rather than going onto a border.

Who books it here

Houses built in quantity to a few standard types, then bought and altered one at a time over decades, so two identical shells can be very different jobs inside. What sets the hours is the kitchen and the bathroom rather than the shape of the house.

We run Cotgrave on the same round as Edwalton, Keyworth and Gamston.

What we check on every Cotgrave job

The thing worth checking on these houses is not the gutter but the joint. Sixty years of thermal movement on a long plastic run works the unions loose, and where a union has crept the gutter no longer sits square in it, so that section holds a puddle even when it is completely clear. On the camera it reads as a still band of water with a silt line either side, and the wall below it usually carries a narrow green stripe that people take for the sign of a blockage. It is not one. Clearing will not fix it and neither will another clean, so we show you the footage rather than sell you a repeat visit. The same applies to a bracket that has pulled out of the fascia and dropped a section out of level, which is a guttering firm's job and not ours.

What the gutter cleaning covers

A sample of what is included

  • The camera: Anything we cannot clear is filmed and shown rather than described
  • The camera: Wireless camera on the pole head, so the inside of the gutter is visible from the ground
  • Clearing: Hopper heads emptied where a run drains into one
  • Clearing: Moss, leaf litter, roofing grit, silt and nesting material lifted out rather than pushed along the run

That is a sample rather than the whole list. The full gutter cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What gutter cleaning costs in Cotgrave

Gutter clearing by ground based vacuum, at typical UK market rates by property type. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£70 to £120

Typical per visit in Cotgrave. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per visit
Bungalow or single storey£45 to £75
Terraced house£55 to £90
Semi-detached£70 to £120
Detached£100 to £180
Three storey or townhouse£140 to £220
Priced by the metre instead£4 to £12 per metre

Gutters are quoted per visit, so a semi-detached cleared twice a year sits at roughly £140 to £240 a year. If a quote looks high against that, ask for the per metre rate instead: it shows whether the price was worked out from your actual run of guttering or from a glance at the front of the house.

Priced separately

ExtraTypical cost
Conservatory gutter added to a visit£30 to £50
Downpipe unblocked, per pipe£20 to £60
External gutter wash, fascias and soffits£40 to £80
Gutter guards supplied and fitted, by others£200 to £500

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

There is a flat roof over the back. Will you walk on it to reach the gutter?

No. A felt or fibreglass flat roof of that age gives you no reliable idea what the deck underneath it is doing, and a fall from single storey height is still a fall. A single storey gutter is easy work from the ground with the vacuum head on the pole, and the camera goes along the run first so you can see what is in there before anything starts. Where something genuinely cannot be reached from the ground we say so rather than improvise.

The tree filling our gutter is on the green, not in our garden.

That changes who prunes it and not who has to clear the gutter. The leaf load is yours to deal with whoever owns the tree, and on a house facing mature planting it usually means twice a year rather than once, with the second visit late enough that the drop has genuinely finished. We film every run before and after, so if you do take it up with whoever maintains the green, you have something to show them rather than a description.

The garages are in a block round the back. Are those gutters ours?

That depends on the arrangement for the block, and it is worth establishing before anyone prices it, because a court usually has one long run over several units and clearing a third of it achieves very little. If you can find out who looks after the block we will quote the whole run, which works out cheaper per unit than doing them one at a time. If it genuinely is yours alone, it is a short single storey job and priced as one.

Water comes down the front door frame every time it rains hard.

That is nearly always the porch canopy rather than the main roof. The gutter over a canopy is short, its outlet is small, and the stub downpipe beside the door blocks with far less material than a full run would need. Once it has, the water goes over the front lip onto the step and back down the frame, and in winter it freezes there. It is a quick clear and a flush, and we check it on any visit rather than treating it as an extra.

Do you cover the whole of Cotgrave?

Yes, all of NG12 and the surrounding streets, under Rushcliffe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does gutter cleaning cost in Cotgrave?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of storeys, the length of the run rather than the house type, and whether the downpipes are blocked as well. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start gutter cleaning in Cotgrave?

Within a week or two, longer through October and November when everything comes down at once. Parking is easy compared with the city: drives, garage blocks and rear courts, and we group Cotgrave with Edwalton, Keyworth and Gamston on the rota.
