Gutter Cleaning for Edwalton homes
Three roofs on one round: steep plain tile pitches shedding moss on the interwar houses, long shallow runs under wide eaves silting with grit off concrete tiles on the estates, and real leaf fall on the houses below Sharphill Wood.
The roof tells you what is in the gutter before the camera goes up. The interwar detached houses on the Melton Road side have steep pitches and small plain tiles, and what fills those runs is moss washed off the shaded slope in the first heavy rain after a dry spell. The estate houses have the opposite roof: a shallow pitch under wide overhanging eaves, laid in concrete interlocking tiles that shed a fine mineral grit for their whole life, so the gutter silts up without a leaf ever landing in it. The newest houses under Sharphill Wood take genuine leaf fall from mature trees over the boundary, and those are the ones that want doing twice a year rather than once.
Edwalton sits in NG12, under Rushcliffe Borough Council. On the practical side: Drives on almost everything, often block paved and long, which sounds easy and means the van sits well back from the door. Tell us if the working entrance is the back door through the utility, because on these houses it usually is.
What we run into on Edwalton gutter cleaning jobs
A shallow roof puts the gutter low, which sounds like the easy version and is not. The run along the front is long and straight, frequently the full width of the house and the garage together, and a long run laid to a shallow fall holds standing water anywhere a bracket has dropped. Grit does not float, so it settles at precisely that point and builds a bar that the next autumn banks up behind. The camera finds those before the vacuum head does, and the useful part is being told which are blockages that lift out and which are a fall that only a roofer resolves.
How an Edwalton gutter cleaning job actually runs
Access here is about where the pole can stand rather than how high the house is. The van goes on the drive and the vacuum runs from it, so the usual obstruction is a car left in the turning area beside the garage, along with the bins that live down the side. Rear elevations are the harder half. Most of these gardens are reachable only through a locked side gate that bolts from the inside, so either somebody is at home, the bolt is drawn on the morning, or a code gets agreed beforehand. Past the gate it is the ground that slows things down, because a lawn soft after a wet week takes the weight badly and the pole has to be worked off a path or a terrace instead. Timing is worth a thought as well. The houses under Sharphill Wood are better cleared in late autumn, once the trees behind them are genuinely bare, and clearing them in September only buys a repeat visit in December. The estate houses with nothing overhanging them can go in any month the ground is firm enough to stand on.
Who books it here
Three generations of housing sitting side by side, and they want different things. A 1930s detached house, a 1970s estate property with fitted storage on every wall, and a five year old house south of the wood are three separate jobs, quoted from what is actually in them rather than the bedroom count.
We run Edwalton on the same round as West Bridgford, Gamston and Ruddington.
What we check on every Edwalton job
Wide overhanging eaves are the signature of this stock and they change what ends up in the run. An overhang that deep carries a ventilated soffit, either a continuous strip or a line of round vents along it, and behind those vents is a roof void that birds find every spring. What comes out of the gutter underneath is then not silt at all. It is nesting material, dry grass and moss carried up in beakfuls and dropped short of the hole, and it packs the outlet rather than spreading itself along the run. That is why one corner of a house overflows in every downpour while the other three elevations behave perfectly. We film what is in there before anything is disturbed, and where a nest is active in the eaves it stays exactly where it is until the birds have finished with it, because a nest in use is protected. The vent itself gets reported rather than blocked up, since a roof void needs the airflow.
What the gutter cleaning covers
A sample of what is included
- Clearing: Conservatory and lean-to gutters where they are reachable from the ground
- Clearing: Every downpipe checked for flow and the shoe at the bottom cleared
- Clearing: Vacuumed from ground level on a carbon fibre pole, up to three storeys
- Washing and extras: Downpipe unblocking, rodded and then flushed through to prove it
That is a sample rather than the whole list. The full gutter cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What gutter cleaning costs in Edwalton
Gutter clearing by ground based vacuum, at typical UK market rates by property type. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£70 to £120
Typical per visit in Edwalton. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per visit |
|---|---|
| Bungalow or single storey | £45 to £75 |
| Terraced house | £55 to £90 |
| Semi-detached | £70 to £120 |
| Detached | £100 to £180 |
| Three storey or townhouse | £140 to £220 |
| Priced by the metre instead | £4 to £12 per metre |
Gutters are quoted per visit, so a semi-detached cleared twice a year sits at roughly £140 to £240 a year. If a quote looks high against that, ask for the per metre rate instead: it shows whether the price was worked out from your actual run of guttering or from a glance at the front of the house.
Priced separately
| Extra | Typical cost |
|---|---|
| Conservatory gutter added to a visit | £30 to £50 |
| Downpipe unblocked, per pipe | £20 to £60 |
| External gutter wash, fascias and soffits | £40 to £80 |
| Gutter guards supplied and fitted, by others | £200 to £500 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
There are no trees near us. Why is the gutter full?
Because most of what fills a gutter here is not leaf. Concrete interlocking tiles shed a fine mineral grit off their surface for decades, and moss growing on a shaded slope gets washed into the run every time it rains hard. Both end up as silt, which packs down wet and holds water instead of carrying it away. A house with no tree anywhere near it still fills up, only more slowly and with something greyer.
The gutter runs over the flat roof of the garage link. Can you reach it?
Usually yes, because the pole works from the ground and does not need to stand on anything. Nobody goes onto a flat roof to reach a gutter, and avoiding that is the point of the method rather than an upgrade to it. What we do need is enough room to stand back on the drive and get the head into the run, so a car parked under that elevation is the thing most likely to stop us.
Do the gutters get washed as well as cleared?
They are two separate jobs and it is worth knowing which one you are buying. Clearing empties the inside, and that is what stops the overflow. Washing takes the dark vertical staining off the outside faces, and that is the part you can actually see from the drive. On white plastic against a light rendered elevation the staining shows far more than it does on brick, so plenty of people here want both, and adding the wash roughly doubles the time on site.
It only overflows above the front door. Is that a blockage?
Usually it is the outlet or the pipe below it rather than the run itself, and on these houses the front is one long gutter with a single outlet doing all the work. We clear the outlet before anything further along is disturbed, then put water down it and watch the shoe at the bottom, because a clear gutter draining into a packed pipe overflows in exactly the same spot it did before. If it still holds water after that, the fall has gone and it is a roofer's job.
Do you cover the whole of Edwalton?
Yes, all of NG12 and the surrounding streets, under Rushcliffe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does gutter cleaning cost in Edwalton?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of storeys, the length of the run rather than the house type, and whether the downpipes are blocked as well. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start gutter cleaning in Edwalton?
Within a week or two, longer through October and November when everything comes down at once. Drives on almost everything, often block paved and long, which sounds easy and means the van sits well back from the door, and we group Edwalton with West Bridgford, Gamston and Ruddington on the rota.
