Gutter Cleaning for Keyworth homes

House martins nest under these eaves through the summer, and a nest in use is not touched, so the village round runs from October. Plastic on the estates, painted cast iron on the cottages in the core, and the two clear differently.

Two gutter systems in one village and they behave nothing alike. The estate houses carry plastic half round hung on brackets screwed into a timber fascia, light, forgiving and joined every few metres by a union with a rubber seal in it. The cottages in the old core have painted cast iron, bolted at the joints and bedded on putty, heavy enough that nothing gets pushed along a run without somebody deciding first where it is going to end up. The other difference is what fills them. Out here it is not city grit. It is seed and leaf off garden trees that have had sixty years to grow, moss shed from a shaded rear slope, and nesting material, and the last of those sets the calendar for the whole village.

Keyworth sits in NG12, under Rushcliffe Borough Council. On the practical side: Drives on most properties. Nothing complicated.

What we run into on Keyworth gutter cleaning jobs

The reason a cleared gutter here still runs over is almost never the gutter. On this stock the downpipe drops into a small square gully set into a border or the edge of the drive with a grating over it, and after decades of leaf litter that gully is silted to within an inch of the grating and grass has rooted straight through it. Water arriving at the top of a full pipe backs up and comes out at a joint or over the front edge exactly as it did before anyone touched the run. Lifting a grating and digging one out takes minutes and is the most useful thing done to a house of this age in autumn.

How a Keyworth gutter cleaning job actually runs

The village goes in the diary as a block in late autumn, once the trees around these gardens are properly bare and the birds have finished, and that is a narrower window than it sounds because it also has to miss the wind. A carbon fibre pole extended to three storeys behaves like a sail, so a gusty day up on the ridge gets moved rather than worked through, and your date shifts with the whole round rather than on its own. The back of the property has to be reachable without somebody opening a door for us, so we settle at booking whether the side gate is bolted from the inside or locked, and whether a dog will be out. The pole is raised from a standing position on clear ground, so bins, a trampoline, garden furniture and anything glass beneath a run get looked at before we start. On the estates the van sits on the drive and every elevation is worked from there. In the older core there is nowhere to leave a vehicle, so equipment comes in off the road and the job takes longer for reasons that have nothing to do with the gutter.

Who books it here

Commuter village, so most visits happen with nobody home. A key safe is the usual arrangement and by far the least trouble for everyone.

We run Keyworth on the same round as Ruddington, West Bridgford and Clifton.

What we check on every Keyworth job

The camera goes along every run before anything starts and again once it is empty, and the stills go over the same day, which matters when the customer has not been at the property. What it tends to show on this stock: a mat of moss at the outlet on the rear elevation and almost nothing at the front, because the shaded slope sheds and the sunny one does not; union seals gone hard and slightly proud, so a joint sits in a puddle instead of draining; a run that has dropped between two brackets and holds standing water at the low point, which no amount of clearing will correct; the tops of the downpipe brackets holding a wedge of leaf; and on a lean to run, silt off the main roof above packed against the stop end. Where a bracket has pulled its screw out of a soft fascia, that gets photographed and named as a roofer's job rather than propped up with debris packed underneath it.

What the gutter cleaning covers

A sample of what is included

  • Clearing: Every downpipe checked for flow and the shoe at the bottom cleared
  • Clearing: Outlets, corners and stop ends, which is where the mat forms first
  • Clearing: Moss, leaf litter, roofing grit, silt and nesting material lifted out rather than pushed along the run
  • Clearing: Vacuumed from ground level on a carbon fibre pole, up to three storeys

That is a sample rather than the whole list. The full gutter cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What gutter cleaning costs in Keyworth

Gutter clearing by ground based vacuum, at typical UK market rates by property type. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£70 to £120

Typical per visit in Keyworth. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per visit
Bungalow or single storey£45 to £75
Terraced house£55 to £90
Semi-detached£70 to £120
Detached£100 to £180
Three storey or townhouse£140 to £220
Priced by the metre instead£4 to £12 per metre

Gutters are quoted per visit, so a semi-detached cleared twice a year sits at roughly £140 to £240 a year. If a quote looks high against that, ask for the per metre rate instead: it shows whether the price was worked out from your actual run of guttering or from a glance at the front of the house.

Priced separately

ExtraTypical cost
Conservatory gutter added to a visit£30 to £50
Downpipe unblocked, per pipe£20 to £60
External gutter wash, fascias and soffits£40 to £80
Gutter guards supplied and fitted, by others£200 to £500

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

There is a nest under the eaves. Will you clear round it?

Not while it is in use or being built. An active nest is protected, which is a legal position rather than a preference, so we film the run, show you where it sits and clear afterwards, which out here is late September at the earliest. Old material from previous years further along the run can be lifted at any time. If the nest sits directly over an outlet you get told, and you decide whether to accept an overflow for the season.

Ours is cast iron. Is that different?

To clear, only in that the debris is heavier and often rusted into a plug at the outlet rather than sitting loose. What changes is what we will not do. Cast iron of that age is painted, and the paint is the only thing between the metal and another winter, so nothing is scraped or wire brushed and no ladder gets leaned against a run. Where a bolted joint is weeping we film it and tell you, because rebedding one is a roofer's job.

There is a garage and a lean to as well as the house. Are those extra?

They are quoted as their own runs, because each has an outlet and a downpipe of its own, and they are worth doing on the same visit while the pole is already out. A garage gutter here usually sits at head height and fills faster than the house does, since it is underneath whatever the roof above it sheds. A lean to run is the one nobody stands on and nobody ever looks into, and the silt in it arrives off the main roof rather than out of the trees.

It only overflows in heavy rain and it looks clear from the ground. What now?

Then it is fall, a downpipe or a joint, in roughly that order of likelihood. A run that has dropped between brackets holds water permanently and tips over the front edge as soon as the flow rises, which is exactly why it shows up only in heavy rain. We film the low point so you can see the standing water sitting in it rather than take our word for it. Correcting that means rehanging brackets, which is a roofer's job and not something a clearing visit puts right.

Do you cover the whole of Keyworth?

Yes, all of NG12 and the surrounding streets, under Rushcliffe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does gutter cleaning cost in Keyworth?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of storeys, the length of the run rather than the house type, and whether the downpipes are blocked as well. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start gutter cleaning in Keyworth?

Within a week or two, longer through October and November when everything comes down at once. Drives on most properties, and we group Keyworth with Ruddington, West Bridgford and Clifton on the rota.
