Window Cleaning for Clifton Village homes

Where old glass is set in lead, a blade or a stiff scrim catches a came and lifts it, so it is cloth and a soft squeegee, worked pane by pane with the putty line kept dry. Secondary glazing is booked separately.

Two sets of glass is what makes window cleaning here different. Where an original window cannot be replaced, a secondary panel goes inside it, so a window that reads as one sheet of glass is four surfaces, of which two get done on a routine visit. The inner pair is sealed away and only comes up when the panel is taken out, which is a booked job rather than part of a round. Outside, there is nothing to work off. No fixings are permitted on the elevations, the ground is a walled lane rather than an open drive, and ladders stand on paving that is rarely level, so reach and footing are worked out when we survey the house rather than on the morning somebody turns up with a ladder.

Clifton Village sits in NG11, under Nottingham City Council. The housing here is mostly listed and period property round the church and the hall, from small cottages to substantial houses in walled grounds, with twentieth century infill dropped in between them, and that is what shapes this job more than the floor area does.

What we run into on Clifton Village window cleaning jobs

Where the old glass sits in lead the method changes. The cames are soft and stand proud of the pane, so a steel blade or a stiff scrim catches an edge and lifts it, and a lifted came is a leak that gets worse and lets the panel bow. It becomes a cloth and a soft rubber worked pane by pane, with the corners done by hand. Putty is the other consideration. On an original window it has gone chalky and shrunk back from the rebate, and flooding it drives water into the timber behind, so the rebate and the sill stay as dry as we can keep them and anything going soft gets reported rather than filled.

How a Clifton Village window cleaning job actually runs

Rounds do not work here the way they work out on the estate, because most of these houses have no side gate. A terrace, or a house built right up to its boundary, has one way through to the back, and that is the hall and the kitchen, so the rear elevation cannot be done while you are out. In practice we split the work. The front, and anything reachable from open ground, goes on a regular rota that needs nobody at home. The back and the insides are booked for a time that suits you. Ladder work carried through a house is slower and more careful than working off a drive, since everything goes past your furniture and gets footed on a floor that is not level. Weather runs to its own pattern here as well. Sitting up above the river, mornings hold mist and heavy dew long after they have burned off higher ground, so an early start on wet glass wastes your time and ours, and winter visits get moved later into the day rather than squeezed in first thing.

Who books it here

The local reference points are St Mary's church, Clifton Hall and its grounds, the green and the wooded escarpment, which is usually enough for us to find a property without a postcode lookup.

We run Clifton Village on the same round as Clifton, Wilford and Ruddington.

What we check on every Clifton Village job

The band of dirt across the middle of a sash window is the giveaway. On a box sash the outer face of the upper sash sits behind the lower one, and it cannot be reached from inside unless the top sash is dropped and the bottom one raised past it. Most of them have not been moved in years. Where the cords have gone, and on an old window one has usually parted on each side without anybody noticing until the sash falls, moving them at all is a risk we will not take without telling you first. Then there is the meeting rail. Dirt and layers of old paint build up along the line where the two sashes close on each other, and it holds water after rain, so the timber there softens before anywhere else on the window. It is worth looking at every time we come.

What the window cleaning covers

A sample of what is included

  • Also: Conservatory roofs and glazing
  • Exterior: Glass, frames and sills cleaned together
  • Interior: Edges detailed with a dry microfibre
  • Also: Commercial frontages on a weekly or fortnightly rota

That is a sample rather than the whole list. The full window cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

The cleaner who comes to your Clifton Village property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.

What window cleaning costs in Clifton Village

Exterior glass on a rota. Interiors are charged separately and need access. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£15 to £28

Typical per visit in Clifton Village. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per visit
Terraced house£12 to £20
Semi-detached£15 to £28
Detached£25 to £45
Interiors, added to a visitRoughly half again
Commercial frontageQuoted on frequency

The first clean of glass that has been left costs more than the ones after it, which is why a rota works out cheaper than an annual rescue.

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. Questions

Window Cleaningin Clifton Village

Ring us on 07438 843980, or see the full service page.

Do you clean between the secondary glazing and the original window?

Yes, as a booked job rather than as part of a rota. The panel has to come out, which means undoing clips or screws nobody has touched in years, and some of them are brittle enough to break. We prefer to do it with you present, so you can see the state of the fixings before and after. Once it is open the trapped faces get cleaned, the ledge inside the cavity gets cleared out, and it goes back square so it still seals.

Can you use a pole and pure water on leaded windows?

On the field of the glass, yes. What we avoid is running a brush hard across the lead, because the cames stand proud and take all the pressure, and one lifted came only ever gets worse. Water volume is the other issue: where the putty has shrunk away from the rebate, a pole puts more water into that gap than rain ever does. So the poles handle the plain glazing and the leaded panels are done by hand off a ladder.

Can you do the back windows while we are at work?

Only if there is a way round the outside, and for most houses in the old village there is not. Where the only route to the rear runs through the hall and the kitchen, somebody has to be in. That is why we put the front on a rota you can forget about and book the back and the insides together for a time that suits you, usually less often. It is one visit rather than two and it saves you letting us in twice.

The top half of the window still looks dirty after you have been. Why?

Because the outer face of the upper sash is behind the lower one and cannot be reached unless both sashes are moved. On a window that has not been opened in years, that is a real risk: cords part quietly, and a heavy sash that drops with somebody's hand in the opening does serious harm. So we look at the cords first, tell you what we find, and clean what can be reached safely. Once the cords are sound, the whole window becomes routine.

Do you cover the whole of Clifton Village?

Yes, all of NG11 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does window cleaning cost in Clifton Village?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of windows, how many storeys, and whether interiors are included with the exterior rota. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start window cleaning in Clifton Village?

Within a fortnight to join the rota, and the first clean of neglected glass takes longer than the ones after it. The lanes are narrow and walled, and most older houses have no drive, and we group Clifton Village with Clifton, Wilford and Ruddington on the rota.
