Airbnb Changeovers for St Ann's homes

Short lets trading on a ten minute walk into town rather than on the address. Arrival is the weak point, since a guest with a suitcase is hunting for a door that faces a walkway, so key safe placement matters more than the listing photographs.

Short lets here sell proximity. The walk into town is short, the station and the arena are reachable on foot, and a whole house at this end of the city suits a group better than a pair of hotel rooms. The cleaning is straightforward. The arrival is not. A guest who has never been here is hunting for a door that faces a walkway, on a street where the numbering follows the footpaths rather than the road, with parking in a court that cannot be seen from the front. Written arrival instructions with a photograph of the actual door prevent more failed check-ins than anything else on the listing.

St Ann's sits in NG3, under Nottingham City Council. On the practical side: Much of the estate separates cars from front doors: parking sits in courts and rear bays while the house opens onto a footpath. Tell us which side your door faces and whether a bollard blocks the route, and we plan the carry in.

What we run into on St Ann's Airbnb changeovers jobs

Back yards here are small, enclosed and paved, and they matter more than their size suggests because guests use them for smoking. An ashtray left full, or worse a windowsill used as one, is the first thing the next arrival registers, and the smell tracks back into the room through the door. We empty and rinse rather than tip. The parking court is the other recurring one: a car abandoned there by a departing guest, or bin bags put out on the wrong day, both of which the next guest sees before they have got the door open and both of which end up in a review.

How a St Ann's Airbnb changeovers job actually runs

Heating is the thing that generates complaints in a short let here, and it is the changeover that either prevents them or does not. Night storage heaters are unfamiliar to almost every guest, so what happens is predictable: the boost is switched on, the input dial gets turned up on the way out, the immersion is left running, and the next guest arrives to a cold house and a bill somebody else caused. We reset those controls at every changeover as a matter of routine, set the input for the season rather than for whatever the last person wanted at midnight, and check the boost is off. A written card by the heater in plain language does the rest. The other thing a changeover here has to allow for is the walk. Everything comes from the parking court along a footpath, so a turnaround with linen, consumables and a machine is a couple of trips, and that time has to sit inside the window rather than being assumed away by whoever set the check-out hour.

Who books it here

Regular fortnightly cleans in occupied family homes, and a steady run of tenancy-end work, because much of the housing here is rented rather than owned and turnover is constant. Deep cleans tend to be booked by an adult child arranging one for a parent, or ahead of a housing inspection rather than on a spring impulse.

We run St Ann's on the same round as Sneinton, Mapperley and Nottingham City Centre.

What we check on every St Ann's job

Every changeover we set the input and output dials on each storage heater, switch off any boost, and check the immersion is not left on. Smoke and carbon monoxide alarms get the test button pressed, not just a look. Window catches and restrictors are checked closed, the key safe is opened and reclosed on the new code, and the meter is read where the property is on a prepayment supply. Consumables are counted against a fixed list rather than a glance: bin liners, tissue, toilet rolls, dishwasher tablets, tea and coffee. The fridge is emptied of whatever the last guest left and wiped through, the kettle is checked for scale, and cutlery and crockery are counted back against the inventory so a missing pan is noticed at the time. We photograph each room finished, note anything broken, marked or missing with a picture attached the same day, and put the bins out or bring them back depending on where the collection day has fallen.

What the Airbnb changeovers covers

A sample of what is included

  • Cleaning: Bathrooms fully cleaned and descaled, hair removed from every surface and drain
  • The report: Damage, missing items and low stock reported with photographs
  • Linen and restocking: Beds stripped and remade, presented the same way every time
  • Cleaning: Kitchen including inside the fridge and the microwave

That is a sample rather than the whole list. The full Airbnb changeovers page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What Airbnb changeovers costs in St Ann's

Short let changeovers, assuming linen is brought rather than washed on site. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£65 to £110

Typical per changeover in St Ann's. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per changeover
Studio£35 to £60
1 bedroom£45 to £80
2 bedrooms£65 to £110
3 bedrooms£90 to £150
4+ bedrooms£130 to £220

Budget for a deep clean every four to eight weeks on top. Changeovers maintain a property, they do not reset it.

Priced separately

ExtraTypical cost
Linen rotation, cleaner launders£8 to £18 per set
Commercial linen hire£12 to £25 per set delivered
Consumables per changeover£4 to £10
Deep clean, every 4 to 8 weeks£165 to £350

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Ring us on 07438 843980, or see the full service page.

Where should the key safe go on a house that fronts a footpath?

Somewhere a guest finds instantly from your photograph and a passer-by does not notice at all. Beside the door at head height is easy to describe and equally easy to spot, so lower down, or around the corner of the porch, or by the meter box, is the better answer. Change the code between guests, check it opens at every changeover, and leave a spare key with someone local rather than inside the safe.

Do you do the laundry between guests?

Not on site. A washing machine cycle ties the property up for hours and a changeover window does not have hours in it to spare. We run a linen rotation instead: used sets leave with us, fresh sets arrive with us. Three sets per bed is the minimum that survives back to back bookings, and linen is what fails first when a property gets busy, long before the cleaning does.

Guests keep saying the house is cold in the evenings. What can be done at the changeover?

Most of it is control settings rather than the heating being inadequate. A storage heater charges overnight and gives its heat out through the day, so if the output was shut down in the morning there is nothing left by nine at night. We set input and output for the season at every changeover and switch off any boost left running. A short card by the heater explaining which dial does what prevents the next round of it.

What happens if you find something broken or missing?

You hear about it the same day, with photographs, before the next guest arrives. That timing is the point, because a report that lands two changeovers later cannot be attached to anybody. We note it, photograph it in place, and leave the decision about a claim to you. If it is something that stops the property being let safely, such as a broken window catch or a failed alarm, we tell you straight away rather than in a summary.

Do you cover the whole of St Ann's?

Yes, all of NG3 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does Airbnb changeovers cost in St Ann's?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the property size, how tight the changeover window is, and whether we handle linen. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start Airbnb changeovers in St Ann's?

As soon as we have a calendar to work from, so changeovers get booked automatically rather than message by message. Much of the estate separates cars from front doors: parking sits in courts and rear bays while the house opens onto a footpath, and we group St Ann's with Sneinton, Mapperley and Nottingham City Centre on the rota.
