Airbnb Changeovers for Trowell homes
A working let as often as a holiday one: several nights midweek for somebody on a job within reach of the junction, then families at weekends. Changeovers land on weekday mornings, and the bathroom takes more of the visit than the bedrooms do.
The short lets here are working lets. The motorway is on the doorstep and there is a good deal of industry within half an hour of it, so a fair share of bookings are people on a job: several nights midweek, one or two occupants, a van on the drive and a changeover that falls on a Thursday or a Monday rather than a Sunday. The rest is families visiting relatives at weekends. Neither group is here for the village. What that means for a changeover is that the property is a base rather than a holiday, so it gets used in the evenings only and used hard in a narrow band of rooms: the bathroom, the kitchen and one bedroom, while the rest of the house may be untouched for a week.
Trowell sits in NG9, under Broxtowe Borough Council. On the practical side: Off street space at nearly every house, so parking is rarely the problem. The main road is: it carries through traffic between Nottingham and Ilkeston with nowhere sensible to stand a van, so tell us if your only frontage is on it.
What we run into on Trowell Airbnb changeovers jobs
A contractor let leaves a different mess from a holiday let, and it concentrates in the bathroom. Site dirt comes back on boots and clothing every evening and most of it ends up in the shower tray or the bath: a grey ring at the water line, grit in the waste, and a plaster or concrete dust that has gone hard rather than wiped off. Towels come off heavily soiled and need washing separately rather than with the bedding. The bedroom next to it, by contrast, needs a bed change and very little else, and there is little point spending the visit on rooms nobody has walked into.
How a Trowell Airbnb changeovers job actually runs
The changeover window is the whole job here. Guests heading for the motorway leave early, which helps, but the next arrival is often on the road by mid afternoon, so there is a fixed block in the middle of the day and no flexibility either side of it. Within that block the laundry is the constraint. One domestic machine will not wash and dry a full set and get it back on the beds in time, so this only works with spare sets in the property and the used linen leaving with us or going out to a laundry, and it is worth owning enough sets to cover back to back bookings rather than the bare minimum. Restocking is the other thing to plan, because there is nowhere around the corner to replace a missing item and a run toward Stapleford or Ilkeston eats the window. We would rather hold a consumables box in the property and top it up on a quieter visit. Bin day matters too: tell us which day it is and where the bins go, because rubbish sitting through a gap between bookings is what guests notice on arrival.
Who books it here
Fortnightly domestic rounds carry the week, in houses where both adults drive out of the village to work and the housework has been compressed into Saturday. Deep cleans cluster in April, once the wet half of the year has finished putting soil through the house. Window cleaning is the third string and the demand for it is openly seasonal.
We run Trowell on the same round as Stapleford, Kimberley and Nuthall.
What we check on every Trowell job
A house that stands empty between bookings develops a smell that has nothing to do with how well it was cleaned. Waste traps dry out, and the first ones to go are the ones nobody used: the en suite basin, the shower in the second bathroom, the utility sink, and the washing machine standpipe. Once the water seal in the bend evaporates, the drain is open to the room and you get a sour, faintly sewage smell that guests report as dirt. So on every changeover we run each outlet for a while and pour water into anything that has not been used, and we pull the dishwasher filter and the rubber seal on the washing machine door, both of which sour faster than anything else in a kitchen standing idle. Refilling a trap takes seconds, so it is a habit on the round rather than an extra task, and it removes the commonest complaint on an empty property.
What the Airbnb changeovers covers
A sample of what is included
- The report: Damage, missing items and low stock reported with photographs
- Cleaning: Bathrooms fully cleaned and descaled, hair removed from every surface and drain
- Linen and restocking: Towels replaced and folded consistently
- The report: Appliances checked as working
That is a sample rather than the whole list. The full Airbnb changeovers page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What Airbnb changeovers costs in Trowell
Short let changeovers, assuming linen is brought rather than washed on site. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
Our guests are usually here for work. Does that change the changeover?
It changes where the hours go rather than how many there are. A working let concentrates everything in the bathroom, the kitchen and one bedroom, so those three get the full treatment and the rest gets checked rather than cleaned. It also changes the timing, because these bookings end on weekday mornings and start the same afternoon. Tell us the pattern and we will hold a midweek slot, which is easier to protect than a Sunday one.
The shower tray has a grey ring that will not come off. What is it?
Almost certainly site dust that has been rinsed off and left to dry, and it is mineral rather than greasy, so bathroom spray does very little to it. It wants a light abrasive cream and a non scratch pad, worked wet, and on an acrylic tray it comes back to white. What ruins a tray is a strong descaler used repeatedly on the same ring, which dulls the surface and then holds the next lot far more readily than the original finish did.
Guests said the house smelled stale even though it had just been cleaned. What causes that?
Nearly always dry traps and closed rooms rather than dirt. A property that sits empty for several days loses the water seal in any waste it has not used, and the drain then vents into the room. Add closed windows and a cold house and the air itself goes flat. We run every outlet on the changeover, refill unused traps, check the machine seals and air the property while we work. If it persists after that, it is worth looking at the traps themselves rather than cleaning harder.
Should the laundry be done in the house or sent out?
It depends on how many sets you own and how tight your gaps are. With enough spare sets, the used linen leaves with us and clean sets go straight on, which is the only way a same day changeover works reliably. Washing in the house during the window means either a rushed job or damp bedding, and neither survives a review. If your bookings are spaced out and you own only one set, in house laundry is workable, but tell us before we build the timings.
Do you cover the whole of Trowell?
Yes, all of NG9 and the surrounding streets, under Broxtowe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does Airbnb changeovers cost in Trowell?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the property size, how tight the changeover window is, and whether we handle linen. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start Airbnb changeovers in Trowell?
As soon as we have a calendar to work from, so changeovers get booked automatically rather than message by message. Off street space at nearly every house, so parking is rarely the problem, and we group Trowell with Stapleford, Kimberley and Nuthall on the rota.
