Airbnb Changeovers for Kimberley homes
Not a tourist town, so the short lets here take contractors on the A610 corridor and families visiting relatives, booked in blocks of several nights rather than one. Fewer changeovers, but each one follows a long stay, which is a different job.
Short lets here are not a tourist trade and it is worth being honest about that. The bookings are contractors working on the roads and sites along the corridor out of the city, people over for a family occasion who want a whole house rather than two hotel rooms, and the occasional visitor who would rather drive into Nottingham each morning than pay to leave a car there overnight. That produces fewer changeovers than a centre flat and longer stays between them, which sounds easier and is not. A guest staying five nights cooks, does washing, uses the garden and moves the furniture, so the reset is closer to a small deep clean than a wipe round, and the oven genuinely gets used.
Kimberley sits in NG16, under Broxtowe Borough Council. On the practical side: Kerbside parking on the terraced streets, with the town centre itself pinched at lunchtime. The estates have drives and it is straightforward. Tell us if you are on a slope with steps up from the pavement, since that alters what we can wheel in.
What we run into on Kimberley Airbnb changeovers jobs
Long stays show up in the washing machine and the fridge rather than the surfaces. Guests here run the machine, so the detergent drawer and the door seal fold need checking every changeover rather than monthly, and a machine left shut with a damp drum smells within a couple of days in an empty house. The fridge is the other one: five nights of self catering leaves opened jars and half a pack of something, and it all goes rather than gets pushed to the back. We photograph the fridge shelves empty, because that is the thing an incoming guest notices first and the thing a review mentions.
How a Kimberley Airbnb changeovers job actually runs
Changeovers here live or die on the window between one guest leaving and the next arriving, and the window is tighter than the calendar makes it look. A guest working on a site nearby leaves at the last possible moment because the shift starts later than a train does, and the next one arrives early because they have driven straight over. Give us a stated check out time and a stated check in time, and tell us which of the two you will actually enforce. Access is simple once a key safe is fitted, and it wants to be somewhere sheltered rather than on the exposed side of the house, because a frozen dial in January costs more time than the mechanism is worth. The other fixed point is the bin collection. Guests fill bins and leave, collections are not daily, and a changeover landing just after one has gone leaves the overflow nowhere to sit, so a lockable store or a spare bag arrangement is worth settling before the calendar fills.
Who books it here
Regular fortnightly cleaning is the bulk of it, in family houses where the adults commute into the city. Deep cleans cluster in March and before Christmas. End of tenancy work comes off the rented stock near the centre, and it is family lets rather than students, so the calendar stays even across the year.
We run Kimberley on the same round as Nuthall, Stapleford and Bilborough.
What we check on every Kimberley job
Everything a guest leaves behind ends up in the same few places, and a reset that only covers what is visible misses all of them. The gap between a bed and the wall it stands against collects socks, chargers and the odd shoe, and a bed pushed back before that gap is checked hides them until the next guest finds them. Underneath is worse in a let than in a home, because a suitcase gets shoved under there and drags dust out with it on the way. Sofa beds want opening at every changeover rather than when somebody mentions it, since crumbs and hair collect in the folded mechanism and the mattress inside stays damp if it was made up wet. Mattress protectors get checked by hand rather than by eye: a stain that has gone through means the protector has failed and the mattress is now the problem.
What the Airbnb changeovers covers
A sample of what is included
- Cleaning: All floors vacuumed and mopped, glass spot cleaned
- The report: Heating set for the season
- Linen and restocking: Toilet paper, soap, shower gel, tea, coffee, bin bags, dishwasher tablets
- Cleaning: Touch points throughout
That is a sample rather than the whole list. The full Airbnb changeovers page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
The cleaner who comes to your Kimberley property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.
What Airbnb changeovers costs in Kimberley
Short let changeovers, assuming linen is brought rather than washed on site. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£65 to £110
Typical per changeover in Kimberley. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per changeover |
|---|---|
| Studio | £35 to £60 |
| 1 bedroom | £45 to £80 |
| 2 bedrooms | £65 to £110 |
| 3 bedrooms | £90 to £150 |
| 4+ bedrooms | £130 to £220 |
Budget for a deep clean every four to eight weeks on top. Changeovers maintain a property, they do not reset it.
Priced separately
| Extra | Typical cost |
|---|---|
| Linen rotation, cleaner launders | £8 to £18 per set |
| Commercial linen hire | £12 to £25 per set delivered |
| Consumables per changeover | £4 to £10 |
| Deep clean, every 4 to 8 weeks | £165 to £350 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
Our guests stay four or five nights rather than one. Does that make the turnaround different?
It lengthens it. A one night stay is beds and bathrooms; a five night stay means the kitchen has been cooked in properly, the washing machine has been used, and the furniture has moved. Allow closer to the upper end of the time we quote for the property size, and book a deep clean every couple of months on top, since ovens, scale and skirting build up out of sight of a turnaround.
There is no laundry service out here. How does the linen work?
Clean linen comes in with us and the used set leaves with us. That is the only arrangement that keeps a same day window honest, because running the wash here means someone sitting in the house waiting on a domestic machine, and in a three bedroom let that is most of an afternoon gone. Plan on three full sets for each bed: one made up, one folded ready and one going through. Settle that before the calendar opens rather than during the first busy week.
Guests leave the bins full and the collection is days away. What then?
Bag it, store it and plan for it. Where one stream is collected fortnightly, a run of back to back stays fills the bin well before the lorry comes, so a second bin, a lockable store or an arrangement with a neighbour is worth having in place before it bites. We will not leave bagged waste on a path or in a shared entry, because bags split and it is your neighbours who live with it. Tell us the collection days and we will put the right bin out.
Check out and check in are close together. Can you still turn it round?
Only if the times are honest. A late check out and an early check in leave a window a full reset does not fit inside, and one guest who lingers takes the rest of it. Give us the real window when you book the slot rather than the one on the listing, and tell us which bookings you would rather we did the evening before. Where the gap is genuinely short we agree in advance what gets trimmed, and it is never the beds or the bathroom.
Do you cover the whole of Kimberley?
Yes, all of NG16 and the surrounding streets, under Broxtowe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does Airbnb changeovers cost in Kimberley?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the property size, how tight the changeover window is, and whether we handle linen. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start Airbnb changeovers in Kimberley?
As soon as we have a calendar to work from, so changeovers get booked automatically rather than message by message. Kerbside parking on the terraced streets, with the town centre itself pinched at lunchtime, and we group Kimberley with Nuthall, Stapleford and Bilborough on the rota.
