Airbnb Changeovers for Eastwood homes

A year round trade rather than a summer one, built on people coming for the birthplace museum and a walk out into the valley for a night or two. Frequent changeovers after short stays, where linen and the bathroom are most of the job.

The short let calendar in this town does not have a season. Visitors come for what the place is: the birthplace museum and the streets around it, an afternoon walking out into the valley, one or two nights rather than a week. Add contractors working along the corridor and families over for something at a weekend, and the bookings come out fairly evenly across the year with nothing to plan around. That shapes the cleaning more than the property does. Frequent changeovers, most of them after short stays, means the kitchen is barely touched while the linen and the bathroom are most of the work, and the standard has to be identical every single time, because a two night guest reviews on first impressions and nothing else.

Eastwood sits in NG16, under Broxtowe Borough Council. On the practical side: Streets off the main road are narrow and parked both sides, and there is nowhere to stop on the road itself, so we park off it and walk in. On the let properties we work from a key safe rather than meeting anyone.

What we run into on Eastwood Airbnb changeovers jobs

Wheeled cases are the mark on these floors, and once you have seen it you see it in every let hall. The case comes over the threshold and gets pulled the length of the hall to the foot of the stairs, so a hard floor picks up a grey line and a carpet two flattened tracks. On the skirting there is a matching set of black scuffs where the case swings into it on the turn. None of it is dirt as such. The marks are rubber, so a general purpose spray smears them and a little solvent on a cloth takes them straight off. Five minutes, and it decides what the hall looks like.

How an Eastwood Airbnb changeovers job actually runs

Linen is the real constraint in a house like this, not the cleaning. There is no airing cupboard worth the name, no room for a dryer and nowhere to hang a wash in a yard that sits in shade for half the day, so anything laundered on site is still damp when the next guest arrives. The arrangement that works is bagged sets: clean linen in, used linen out, laundered elsewhere, with enough sets in rotation that a delayed wash never touches a booking. The second constraint is the gap between guests. Checkout in the morning and arrival in the afternoon leaves a working window rather than a comfortable one, and it vanishes entirely if somebody lingers, so we want sight of the calendar rather than a message on the day. Parking and bin days are worth writing into the guest notes for the same reason. Where guests cannot find anywhere to leave a car, or have no idea which day the bins go out, both of those land on the changeover, and neither is quick once the clock is already running.

Who books it here

Regular fortnightly visits are most of the round, in households that leave town every morning for work elsewhere. Tenancy end work follows the terraces, which change hands often and re-let quickly. Deep cleans are booked either side of a sale or a refit, and the nightly lets add changeovers spread across the year rather than piled into August.

We run Eastwood on the same round as Kimberley, Nuthall and Hucknall.

What we check on every Eastwood job

A property used in bursts furs up differently from one lived in. When a house stands empty for a stretch, water sits in the pipework and dries out in the shower head, leaving mineral in the outlet holes instead of being flushed through daily. You see it before you feel it: the spray goes from an even cone to a few jets aimed off to one side, and a guest reads that as a poor shower rather than as scale. It is also among the quickest things on a changeover to put right, because the head unscrews, soaks while the rest of the bathroom is done and goes back with the holes cleared by hand. The same is true of the tap aerators and the kettle, both of which stand unused between stays and both of which a guest notices straight away.

What the Airbnb changeovers covers

A sample of what is included

  • Linen and restocking: Used linen bagged, fresh linen brought in
  • The report: Damage, missing items and low stock reported with photographs
  • The report: Heating set for the season
  • Cleaning: Bedrooms, living areas, under beds and behind sofa cushions

That is a sample rather than the whole list. The full Airbnb changeovers page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What Airbnb changeovers costs in Eastwood

Short let changeovers, assuming linen is brought rather than washed on site. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£65 to £110

Typical per changeover in Eastwood. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per changeover
Studio£35 to £60
1 bedroom£45 to £80
2 bedrooms£65 to £110
3 bedrooms£90 to £150
4+ bedrooms£130 to £220

Budget for a deep clean every four to eight weeks on top. Changeovers maintain a property, they do not reset it.

Priced separately

ExtraTypical cost
Linen rotation, cleaner launders£8 to £18 per set
Commercial linen hire£12 to £25 per set delivered
Consumables per changeover£4 to £10
Deep clean, every 4 to 8 weeks£165 to £350

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Ring us on 07438 843980, or see the full service page.

Is there less to do after a two night stay than after a week?

Less, but not as much less as owners expect, because most of a changeover is fixed. Beds are stripped and remade whatever happened in them, the bathroom is done in full, the floors are done in full, and the checks on amenities, bins and the welcome information happen every time. What genuinely shrinks is the kitchen, because a guest staying two nights usually eats out. Book the same slot length either way and treat any time saved as contingency for the changeover that goes wrong.

Bookings here land at short notice. How much warning do you need for a changeover?

For a property already on our list, a day or two is usually workable, because the visit is a known length in a known house. What we cannot do is absorb a same day request in the middle of a round without dropping somebody else. The practical answer is to give us the calendar rather than individual dates, so gaps get held rather than chased. Where two changeovers fall on one day in the same town we can often run them back to back.

Can the bedding just be washed in the house between guests?

It can be washed. The difficulty is drying it, and that is what breaks changeovers here. A small machine, no dryer and a shaded yard means bedding is rarely dry inside the window between guests, and damp linen put back on a bed is the sort of thing that ends up in a review. Bagged sets laundered off the property solve it, provided there are enough in rotation that one delayed load never reaches a booking. Storage space for those sets is the thing worth finding.

A guest has asked to stay later than checkout. What does that do to the changeover?

It eats the window rather than shifting it, because the arrival time does not move with it. On a same day turnaround the whole visit sits between those two points, so an hour given away at the start is an hour taken off the clean, not off the day. If the request is worth granting, tell us as early as you can and we will look at moving the slot. Agreed on the morning, something has to be dropped.

Do you cover the whole of Eastwood?

Yes, all of NG16 and the surrounding streets, under Broxtowe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does Airbnb changeovers cost in Eastwood?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the property size, how tight the changeover window is, and whether we handle linen. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start Airbnb changeovers in Eastwood?

As soon as we have a calendar to work from, so changeovers get booked automatically rather than message by message. Streets off the main road are narrow and parked both sides, and there is nowhere to stop on the road itself, so we park off it and walk in, and we group Eastwood with Kimberley, Nuthall and Hucknall on the rota.
