Window Cleaning for Kimberley homes

The ground falls away behind a lot of these houses, so a rear window at floor level inside is a storey up outside. That decides the equipment before anything else, and it is the first thing we check on the survey.

The gradient decides this job before anything about the glass does. Kimberley sits on a slope, and on a lot of the streets the back garden is a full storey below the front door, so a rear window that is at waist height inside is well above head height outside. It means the rear elevation comes off a water fed pole even on what the plan calls the ground floor, and it means a ladder is the wrong answer on sloping, often soft ground. The older terraces add a second issue: replacement units sitting in the original stone or brick openings, with deep sills that hold water and moss where the pointing has gone.

Kimberley sits in NG16, under Broxtowe Borough Council. The housing here is mostly red brick terraces on the streets climbing away from the town centre, interwar semis along Nottingham Road, and estates from the 1970s onward filling the gaps out toward the A610, and that is what shapes this job more than the floor area does.

What we run into on Kimberley window cleaning jobs

Deep sills are worth a sentence of their own. A stone or concrete sill under a replacement window is wider than the frame by design, so rain runs off rather than down the wall, and once moss establishes on the weathered top it holds moisture against the underside of the frame permanently. Cleaning the glass and leaving that is the common shortcut. We take the moss off, and while we are there the weep slots under the frame get cleared, since once those are blocked rainwater has nowhere to leave the unit and finds its way to the plaster under the sill instead.

How a Kimberley window cleaning job actually runs

An outside round here is weather led rather than date led, and winter is the part worth explaining. Rain does not stop the work, since purified water leaves nothing behind for rain to mark. Frost does, because water freezes on the glass and on the pavement below before it can be squeegeed off, and a frozen morning on a sloping street is a hazard rather than an inconvenience. So a winter round can slip by a few days, and we message before we come rather than expecting anyone to wait in. Nobody needs to be home for the outside of a house, which is most of the point of the arrangement, and payment is settled after the visit rather than on the doorstep. What we do need is a way to the back that does not run through the kitchen every time. A bolted gate that has swollen shut and a dog let out in the afternoon are the two things that cost a visit, and both are easier to sort once than to work around on every round.

Who books it here

The local reference points are the old Hardys and Hansons brewery buildings, Main Street and Kimberley Leisure Centre, which is usually enough for us to find a property without a postcode lookup.

We run Kimberley on the same round as Nuthall, Stapleford and Bilborough.

What we check on every Kimberley job

The complaint that comes up most is a haze that never comes off, and it is nearly always a failed sealed unit rather than dirt. Once the seal around a double glazed unit goes, moist air gets between the panes and dries out as a bloom on the inner faces, worst in the corners and worst after a cold night. There is no cleaning it, because it is on a surface nobody can reach without replacing the unit. The tell is that it moves: it clouds and clears with the temperature through the day, while dirt looks the same at dawn as it does at dusk. Trickle vents are the other thing worth opening while we are at the window. The mesh above the frame blocks with fluff and cobweb, it takes a brush and a moment, and a blocked vent is one reason a bedroom runs with condensation.

What the window cleaning covers

A sample of what is included

  • Exterior: No ladders, so no access needed through the house in most cases
  • Interior: Internal glazed doors, mirrors and glass partitions
  • Exterior: Water-fed pole system using purified water, reaching up to four storeys
  • Interior: Glass washed, squeegeed in a single continuous pass and buffed dry

That is a sample rather than the whole list. The full window cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What window cleaning costs in Kimberley

Exterior glass on a rota. Interiors are charged separately and need access. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£15 to £28

Typical per visit in Kimberley. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per visit
Terraced house£12 to £20
Semi-detached£15 to £28
Detached£25 to £45
Interiors, added to a visitRoughly half again
Commercial frontageQuoted on frequency

The first clean of glass that has been left costs more than the ones after it, which is why a rota works out cheaper than an annual rescue.

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Can you reach the back of the house if the garden is a storey down?

Yes, and it is normal here. A pole system fed with purified water will work four storeys from where we stand, so a rear elevation sitting one floor lower than the front is well within range and we work from the garden rather than off a ladder planted on a slope. The one thing to settle first is whether there is access round the side or whether we come through the house, because that changes the time and whether anyone needs to be in.

How often do the outside windows need doing here?

Every six to eight weeks covers most of the town, and the sheltered streets stretch past that. The exception is anything facing the open ground at the edge of town, where wind carries dust and pollen straight onto the glass and a six week rota holds better than an eight. A first visit to glass that has been left a while takes longer than the visits that follow, because the frames and sills have to be stripped back before the panes are worth doing.

One window is misty inside and cleaning never touches it. Why?

That is a blown unit rather than a cleaning failure. The two panes are sealed around a spacer holding a desiccant, and when the seal fails the desiccant saturates and moisture condenses on the inner faces where no cloth reaches. It often shows in one unit long before its neighbours, though all were fitted together. The glass can be replaced without touching the frame, which is a glazier's job rather than ours. We will tell you which panes are affected so you can price them together.

Do you do the conservatory roof as well?

Yes, as a separate item from the windows, and the roof is where the dirt actually is. Glass and polycarbonate both green up on the shaded slope, and the channels alongside the glazing bars fill with moss and leaf litter that holds water against the seals. We work it with a pole from the ground, because nobody should be walking on a conservatory roof, and we clear the gutter at the low edge while we are there. Polycarbonate scratches, so it takes a soft brush and more rinsing.

Do you cover the whole of Kimberley?

Yes, all of NG16 and the surrounding streets, under Broxtowe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does window cleaning cost in Kimberley?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of windows, how many storeys, and whether interiors are included with the exterior rota. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start window cleaning in Kimberley?

Within a fortnight to join the rota, and the first clean of neglected glass takes longer than the ones after it. Kerbside parking on the terraced streets, with the town centre itself pinched at lunchtime, and we group Kimberley with Nuthall, Stapleford and Bilborough on the rota.
