Gutter Cleaning for Sandiacre homes

One gutter run often crosses the party line of a pair of semis into a single shared downpipe, so a packed outlet on the neighbour's side puts water down your wall. Moss shed off a shaded rear pitch is what fills it here.

Roof height is not the problem on most of this stock. The arrangement of the run is. Pairs of semis and short terraces here were built with the guttering carried straight across the party line as one continuous length, draining into a single downpipe that serves both halves, so whatever packs at your neighbour's end backs up at yours and neither household can see it from the ground. That is where a camera on the pole earns its place, because it settles the question between two houses in about a minute. What is in the run is moss rather than leaves on the shaded rear pitch, sheeting off the tiles in wet weather and packing hard at the outlet, and on the front it is whatever the verge trees drop. Two elevations, two different problems, one visit.

Sandiacre sits in NG10, under Erewash Borough Council. On the practical side: Hill streets are narrow and parked solid by early evening, so those visits are booked for the middle of the day. The estates below mostly have a drive. Mill apartments have allocated bays and a communal door, with the entry code agreed beforehand.

What we run into on Sandiacre gutter cleaning jobs

The rear pitch is where the moss comes from, and it is worth a look while the camera is up there. On a roof facing away from the sun the tiles stay damp for most of the winter, and the moss growing across them works loose from underneath rather than being pulled off, so it lands in the gutter as flat pads with the shape of the tile still pressed into them. Those pads sit over the outlet like a lid, holding a run full of water while looking from the garden like nothing. The other thing the camera finds here is mortar grit off a ridge that has begun to go, fine, heavy and silting the low end.

How a Sandiacre gutter cleaning job actually runs

Access at the back is settled before the day rather than on it. A fair number of these houses are reached only through the house or along a shared side path closed by a gate, and the pole, the hose and the vacuum have to come round to the rear elevation on foot, so a locked gate with the key in a drawer inside an empty house turns a booked visit into a wasted one. Tell us who holds it. Conservatories and rear extensions are the other feature of this stock, and where one has been built against the house there is usually a short box gutter or a lead flashing at the junction that fills faster than anything else on the property and cannot be seen from the front. Everything we take out leaves with us. Cleared gutter debris is wet moss, roofing grit and silt rather than garden waste, so it does not belong in a council garden bin, and the recycling centres here are Derbyshire County Council sites rather than Nottingham ones, which matters if you were thinking of doing the job yourself. Book for late autumn, once the trees nearest the house are bare.

Who books it here

The place is split by height. The old core sits up on the hill, the later housing on the level between the canal and the river, and the two halves hold damp, dry out and take a van differently enough that a job is quoted with the address in mind rather than the room count.

We run Sandiacre on the same round as Stapleford, Long Eaton and Toton.

What we check on every Sandiacre job

The gully at the foot of a downpipe is the part nobody counts as gutter work, and on this stock it is often doing two jobs at once. The pipe from the roof discharges into an open grated gully that also takes the kitchen waste, and the fine grit washing off the tiles settles in the trap beneath it, where grease from the sink binds it into a grey plug sitting below the grate out of sight. From then on the roof water backs up, comes over the grate and runs across the path instead of going down, and in a cold week that path is a sheet of ice against the back door. Lifting the grate and clearing the trap by hand takes five minutes and is skipped on most gutter visits, because it is at the wrong end of the pole. We do it, then flush the run from the top to prove the whole thing is moving.

What the gutter cleaning covers

A sample of what is included

  • The camera: Defects recorded as we find them: standing water, a split joint, a bracket letting go
  • Clearing: Conservatory and lean-to gutters where they are reachable from the ground
  • Clearing: Moss, leaf litter, roofing grit, silt and nesting material lifted out rather than pushed along the run
  • Washing and extras: Tiger striping on the gutter face treated with detergent and dwell time rather than pressure

That is a sample rather than the whole list. The full gutter cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What gutter cleaning costs in Sandiacre

Gutter clearing by ground based vacuum, at typical UK market rates by property type. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£70 to £120

Typical per visit in Sandiacre. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per visit
Bungalow or single storey£45 to £75
Terraced house£55 to £90
Semi-detached£70 to £120
Detached£100 to £180
Three storey or townhouse£140 to £220
Priced by the metre instead£4 to £12 per metre

Gutters are quoted per visit, so a semi-detached cleared twice a year sits at roughly £140 to £240 a year. If a quote looks high against that, ask for the per metre rate instead: it shows whether the price was worked out from your actual run of guttering or from a glance at the front of the house.

Priced separately

ExtraTypical cost
Conservatory gutter added to a visit£30 to £50
Downpipe unblocked, per pipe£20 to £60
External gutter wash, fascias and soffits£40 to £80
Gutter guards supplied and fitted, by others£200 to £500

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

The downpipe is on next door's wall. Whose gutter is it?

In practice both of yours, which is worth raising with them before booking rather than afterwards. A run carried across the party line into a shared outlet means neither half works while the other is packed, and clearing only your side leaves the water where it was. One visit covering both halves with the cost split is the sensible arrangement. If the neighbour will not join in, we clear what can be reached and film what is left so you have something to show them.

How would we know it is blocked before it starts overflowing?

By watching the wall rather than the gutter. Water going over the back edge of a run soaks into the wall head and appears inside as a damp patch high up on an upstairs wall, usually in a corner, months before anyone sees it come over the front lip. Dark vertical streaking down the outside face and moss growing along the top edge of the gutter itself are the other two signs. All three mean the run has been holding water for a while.

You cleared the gutter and there is still water across the back path. What now?

Look at the gully rather than the roof. Where a downpipe discharges into an open grated gully that also takes the kitchen sink, the trap under the grate silts up with roof grit bound together by grease, and once it is plugged the water has nowhere to go but sideways. It clears by hand with the grate lifted, not with anything sent down from above. If it fills again within weeks the underground run is the next thing to look at, and that is a drainage contractor rather than us.

There is a bird nesting under the eaves. Do you clear the run anyway?

Not while the nest is in use. A nest being built or occupied is protected, and that covers the material the bird has already carried into the gutter, so the run stays as it is and we come back once the birds have finished. What we will do on the day is film it, so you can see exactly what is there and where it sits. Closing the gap afterwards is a job for whoever maintains the roofline, not part of a clearing visit.

Do you cover the whole of Sandiacre?

Yes, all of NG10 and the surrounding streets, under Erewash Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does gutter cleaning cost in Sandiacre?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of storeys, the length of the run rather than the house type, and whether the downpipes are blocked as well. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start gutter cleaning in Sandiacre?

Within a week or two, longer through October and November when everything comes down at once. Hill streets are narrow and parked solid by early evening, so those visits are booked for the middle of the day, and we group Sandiacre with Stapleford, Long Eaton and Toton on the rota.
